This unique detached cottage comes to the market after just a few short years from when our current vendors purchased it. It had been lovingly and sympathetically restored and renovated in line with the Grade II Listed guidelines. Our vendors have carried on improving and looking after their home. They have installed a Positive Air System in the loft and have had processional damp treatment carried out as required to the stone walls, along with some rendering and decorating. They have also had a flat roof replaced and other work on going, which is generally often required when living in and preserving an old stone cottage. They have spent a lot of time making improvements to the garden that is partially formed by an ancient stone wall which has been professionally maintained. A useful home office/studio, Biohort, has been constructed within a level patio area of the garden which benefits from a power point.

Inside, the detached, Grade II Listed cottage is laid out over three floors. On entering via a bespoke solid handmade timber door, the whole ground floor is open plan with a staircase with toughened glass panels ascending to the next floor. The well equipped kitchen is ingeniously installed to maximise storage and incorporates a breakfast bar with a central island. An attractive granite work top is sited above the painted storage units around the edge, below a tiled splash back. There is a selection of wall mounted matching display cupboards. Plenty of modern wall and ceiling lighting above. All the integral appliances are included within the sale. There is an electric hob, double oven, combi microwave and grill, along with a fridge freezer and a dishwasher. There is also a walk in pantry. At the far end of this room there is plenty of space for a formal dining table and chairs in front of the fireplace and wood burning stove. The whole house is heated by mains gas central heating.

Upstairs, the first floor hosts a large living room which is light and airy and allows access to bedroom one which is double in size. The modern bathroom enjoys both a bath and a separate tiled and glazed shower unit. There is also a skylight window. The utility room enjoys more storage and a sink with a drainer. The washing machine will also be included in the sale. An external door leads to the garden.

The second floor benefits from a WC which is shared with the two double bedrooms with dormer windows and some restricted head room.

The garden is mainly formed by two ascending paths, one accessible from the ground floor and a side gate from the road at the front and the other from the first floor, both meeting at a levelled patio area that houses the home office and enjoys views across to Dartmoor. The whole garden is full of established interesting plants and trees with various seating areas. Parking is provided by a single garage, as well as road side when available.

The property is situated a short distance from the heart of Launceston Town Centre and conveniently located for facilities. The town boasts a range of shopping, commercial, educational and recreational facilities and lies adjacent to the A30 trunk road giving access to Truro and West Cornwall in one direction and Exeter and beyond in the opposite direction.
(On Foot)
From our offices in the town centre proceed into Southgate Street and through the Southgate Arch. Take the first left hand road heading down the steep Angel Hill where Angel Cottage will be identified on the left hand side marked by a Webbers For Sale Board.

Established in 1924, Webbers estate agents are a national award-winning, independent estate agency, voted in the Top 3 estate agents in the UK for customer service in 2014. We have 16 West Country offices for residential sales & lettings in North Devon, West Somerset, Exmoor and Cornwall. Our exclusive Fine & Country marketing enables us to put our property in Park Lane, right in the heart of London, offering fabulous market exposure. In addition, with specialist departments for Commercial Property, Survey & Professional and New Homes, we deliver a comprehensive property service, with an enviable reputation as professionals in property. Launceston is the ancient capital of Cornwall. Attractions include the English Heritage Norman Castle and steam railway, narrow streets and plenty of Georgian and Victorian architecture. Excellent access can be gained to the A30 dual carriageway and both Bodmin Moor and Dartmoor. The town is 17 miles from the coastal resort and rugged cliff tops of Bude. Our town square is a conservation area and has a pedestrian-friendly shopping area with cobbled streets.  The Church of St Mary Magdalene in the town centre is one of the most heavily engraved in the country. Typical out-of-town buyers come from the West Midlands and South East seeking retirement/a slower pace of life which is what our county epitomises.  We have a hard-working Launceston in Bloom committee passionate about making the town look attractive throughout all seasons and the Town Council does an excellent job of maintenance and grass cutting.  In 2011 HRH the Duchess of Cornwall opened up a new refurbished Town Hall. Average prices here for houses for sale in Launceston are £187,000 (2011 figures) and typical properties in the town include Victorian semis and modern edge-of-town developments.  We also have a growing Fine and Country department.
