Moving along we find a central snug, a cosy space highlighting the architectural features of the building. From here the bedrooms and bathrooms are accessed.
This unique master bedroom has a particularly welcoming and charming feel to it. The curved walls and ambient lighting create a calm and relaxed mood whilst practical features include a walk-in wardrobe, an en-suite and French doors open to an outside seating area within landscaped gardens.
The largest Bedroom has a walk-in wardrobe, gaming area and there is a shower off it. Doors open out to the beautiful Heather steeped, sunken garden.

A Playground of Possibilities Outdoors

The gated entrance creates a delightful setting for this unique home. The driveway passes through fenced paddocks either side and leads to a large parking area which gives access to the detached double garage. Stunning views surround you and the neighbouring stream really does enhance the setting.
Beyond the cottage’s walls lies a realm of outdoor luxury. The expansive rear garden is graced with a chalet, which could lend itself to a wide range of uses having hard wired internet and electric under floor heating. A serene garden pond beckons for a period of quiet reflection or perhaps you would prefer to wander the meticulously landscaped areas to soak up the tranquil setting. Keep going until you come across the vegetable garden, polytunnel and even through to areas of which have been planted with over 1,700 young trees of varying species. It is here that you can cross the stream and enter the additional 5 acres of woodland where you can walk up alongside the stream to the waterfall at the top.

Vendor Insight

How long have you owned the property?

“We bought the property in 2019 with a view to bringing back to life a once loved and well-known local home.”

What attracted you to this specific house and location?

“This property is perfectly located to access everything that Snowdonia has to offer whilst providing a location that suited our lifestyle needs.”

What would you like to tell parents about the benefits of raising children here?

“Our son has grown up here enjoying all the seasons and the benefits that each one brings, from the spring with the fresh warm air and young lambs in the fields jumping around enjoying their new life to the long summer evenings with the clear starry night skies, to sledging down the snow-covered slopes of the hillside.”

What can you tell us about the history of the property and how it has been adapted since you’ve owned it?

“The original Welsh long house built in 1728 used to house a family of five with a small livestock pen to the end of the house, now the games room. The property deserved a new lease of life through a thorough renovation program whilst ensuring that the extensive additions to the house can meet all the demands of modern living. The subterranean extension blends into the hillside and has been admired by both locals and indeed the National Parks for the way that it is set into the landscape.
The land was well known locally as the place to go for fresh strawberries as the south facing hillside used to have some of the best strawberries in the area. Indeed, to this day you will now find wild strawberries and raspberries alongside the wildflowers.”

Who do you think would be the ideal next owner?

“This property and location are for people that crave a rural lifestyle and all the benefits that come with it, however also one that has good links to the main towns and cities in North Wales.”

What’s your favourite room and why?

“Tough one to answer, however it is probably best answered by us individually as we all have differing views on this one. Firstly, the main sitting room is a great place for relaxing, socialising, and entertaining whilst enjoying the beautiful views. The games room is a firm favourite with our son for a few games of pool with his pals or indeed a period of ‘chill time’ gaming. The subterranean ‘snug’ is a quiet open area for a spot of yoga or indeed a relaxing area for reading those books you can’t put down.”

Memorable/remarkable event?

“Summer ’22, we invited friends and family from all over the UK to a glorious day of celebration and outdoor games, using a local caterer who put on one of the best Hog Roast’s we have ever had. The drinks flowed with party games into the early hours. Some younger brave souls even decided to have a night under the stars.”

What do you love about the house the most now?

“Simple answer is the lifestyle it provides us. It’s a great space to entertain friends in, a space that we can enjoy the garden areas, a few games of croquet on the lawn, or indeed just a space to relax and enjoy the peaceful location. The garden provides an area in which you will commonly see the likes of kingfishers, hares, jays, woodcocks and the odd muntjac deer, attracted by the tranquil setting of the stream, meadows and newly planted woodlands.”

What do you love about the local community?

“Whilst being rural we are part of the community. The locals all know this property and if you say you live at Bod Wilym they all know exactly where you are talking about. Since buying the property we could not have been made more welcome from neighbours leaving home grown produce to local children who gave us paintings of the fireworks parties we held. Nothing seems to be too much trouble and when we have needed help, they have really stepped up to assist us.”

What you’ll miss most?

“It has to be the far-reaching views from pretty much every room in the house.”
