Features and description

This one-bedroom apartment is tucked away on a quiet residential street in the heart of Islington. It was recently reimagined by architecture practice Studio Evans Lane and makes ingenious use of space, materials and light. Highbury village is minutes away on foot, along with the greenery of Highbury Fields, Clissold Park and Finsbury Park.

The Tour

The apartment lies on the ground floor of a converted Victorian building. A slatted timber fence delineates the street and a smart front courtyard. Beyond, a large bifolding door with slatted shutters reveals a remarkably well-proportioned open-plan living space. The doors can be configured in a number of ways, allowing for optimal levels of southerly light, privacy and breezy shade on a warm day.

Inside, the architectural language is restrained yet tactile: clean lines, a calming palette accented with panelling in 'French Gray' by Farrow and Ball, and carefully recessed lighting creates a calm, gallery-like atmosphere. Storage has been masterfully added and dispersed throughout the apartment. Painted concrete runs underfoot and is heated from below in the main living space.

A reception space sits at the fore, with a bespoke kitchen behind. Here, cabinetry is of a recycled composite material, with Plank hardware handles and a pale oak countertop. Appliances are fully integrated to ensure maximum spatial efficiency. A substantial work area subtly demarcates the kitchen area and provides additional storage.

At the rear is a generous double bedroom with dual-aspect windows and bespoke storage solutions. A wet room with an expansive shower is positioned centrally, with smart taps and a Duravit WC and basin. Grey limestone runs underfoot here, above underfloor heating.

Outdoor Space

The charming terrace at the front of the house is ideal for a morning's coffee and crossword. For the green-thumbed, it has room for some artfully potted plants or herbs. There is no rear access other than fire escape.

The Area

Elwood Street is a quiet tree-lined road close to the iconic art deco former Arsenal stadium. Highbury Barn is nearby, with its excellent butcher Godfreys, Bourne’s Fishmongers, Da Mario deli and the original branch of La Fromagerie. Award-winning Highbury Vintners is just around the corner.

There are several excellent places to dine nearby, including Westerns Laundry, Prawn on the Lawn, Farang and coffee shop Sawyer and Gray. Clissold Park, Finsbury Park and Highbury Fields – which has tennis courts, a playground and a swimming pool – are also within easy walking distance.

Elwood Street is five minutes' walk from Arsenal Underground station (Piccadilly line); Drayton Park (Overground), Finsbury Park (Thameslink) and Highbury and Islington (Victoria Line and Overground) stations are also nearby. There are excellent bus services a minute or so from the house, with connections to the West End, Highgate, Dalston and the City.
