Jubilee Villa is situated conveniently close to the centre of the West Devon village of Lifton, so has the benefit of all the local amenities, along with great access to the A30 dual carriageway. This detached house is thought to have been built during the 1930's or earlier.

On approaching the property from the village road, the private gated driveway allows plenty of off road parking at the side of the house and leads into the generous detached single garage. The front garden has established planting in place to provide privacy from the road and there is further space to park additional vehicles etc. The sizeable, private rear garden is enclosed by thick hedges and enjoys two patio seating areas and a fish pond. It is mainly laid to lawn and benefits from a substantial greenhouse and access to a gardener's WC.

Heading inside from the garden via a large enclosed porch which allows access to a useful utility room, plumbing and space are in place for a washing machine and useful storage. The kitchen has an array of light coloured units fixed both above and below a wood effect working surface. There is a large pantry cupboard which leads under the stairs. A freestanding electric cooker is included within the sale. Double louvre doors take you into the dining room which is light and airy due to a large bay window and sliding glass doors leading to one of the outdoor patio areas. The comfortable living room also has the bay window feature and a wood burner set into the fireplace. The home is heated by oil fired central heating and has UPVC double glazing installed.

Upstairs, there are two spacious double bedrooms and a third single size room. The family bathroom has a white matching suite. There is a vanity cupboard under the hand basin and the ‘P’ shape bath has a shower and screen above.

Ideal family home or for a couple looking for a spacious home. No onward chain.

The property is situated a short distance from the village of Lifton, which boasts a range of amenities including a Village Store/Post Office, Parish Church, Community Centre, Public Houses, County Primary School, Doctors Surgery to name but a few. The property is a short walk from a popular farm shop and there is a park and good dog walks close by. The ancient former market town of Launceston lies 5 miles to the West and boasts a range of shopping, commercial, educational and recreational facilities and lies adjacent to the A30 trunk road which gives access to Truro and West Cornwall in one direction and Exeter and beyond in the opposite direction.
From Launceston town centre proceed along the A388 (Western Road). Just before reaching Pennygillam Roundabout turn left along the A30 signposted Okehampton/Exeter. Continue for approximately 3 miles and take the left hand exit signposted Lifton/Liftondown/Lewdown. Proceed into the village of Lifton passing through the main street keeping the Arundell Arms Hotel and Post Office on the left hand side. Continue towards Tinhay passing the Car Garage on the left hand side and the left hand turning towards Old Tinhay where Jubilee Villa will be identified a short distance along on the left hand side.

Established in 1924, Webbers estate agents are a national award-winning, independent estate agency, voted in the Top 3 estate agents in the UK for customer service in 2014. We have 16 West Country offices for residential sales & lettings in North Devon, West Somerset, Exmoor and Cornwall. Our exclusive Fine & Country marketing enables us to put our property in Park Lane, right in the heart of London, offering fabulous market exposure. In addition, with specialist departments for Commercial Property, Survey & Professional and New Homes, we deliver a comprehensive property service, with an enviable reputation as professionals in property. Launceston is the ancient capital of Cornwall. Attractions include the English Heritage Norman Castle and steam railway, narrow streets and plenty of Georgian and Victorian architecture. Excellent access can be gained to the A30 dual carriageway and both Bodmin Moor and Dartmoor. The town is 17 miles from the coastal resort and rugged cliff tops of Bude. Our town square is a conservation area and has a pedestrian-friendly shopping area with cobbled streets.  The Church of St Mary Magdalene in the town centre is one of the most heavily engraved in the country. Typical out-of-town buyers come from the West Midlands and South East seeking retirement/a slower pace of life which is what our county epitomises.  We have a hard-working Launceston in Bloom committee passionate about making the town look attractive throughout all seasons and the Town Council does an excellent job of maintenance and grass cutting.  In 2011 HRH the Duchess of Cornwall opened up a new refurbished Town Hall. Average prices here for houses for sale in Launceston are £187,000 (2011 figures) and typical properties in the town include Victorian semis and modern edge-of-town developments.  We also have a growing Fine and Country department.
