  • Farm House
Leighland House has an idyllic setting opposite the church and set back from the little used lane that runs through the village, which is surrounded by miles of beautiful countryside. The house dates from the late 17th century and is set within 8.44 acres. It is Grade II listed and is a charming example of a farmhouse of the period and may possibly be an enlargement of an earlier dwelling. It is built of colour-washed local stone under a tiled roof and has been extended over the passing years. It has tall windows giving a light and airy feel to the interior and is full of original architectural fittings such as stone flagged and timber floors, windows seats and several gorgeous fireplaces including a large inglenook fitted with a wood-burning stove in the sitting room. There are two good-sized reception rooms on the ground floor plus a charming kitchen that has plenty of room for a decent sized kitchen table and is fitted with a stone floor, base units under polished slate work surfaces and a two-oven AGA inset in a range fireplace. Upstairs there are four decent double bedrooms, all with views out over the surrounding countryside. Both the principal and guest bedrooms have an en suite bath or shower room, whilst the remaining two bedrooms share the family shower room. At one end of the house is a ground floor, self-contained annexe that could be easily incorporated back into the main house if desired, but also offers a good opportunity for those looking for potential income/secondary accommodation. The annex comprises of a kitchen area, sitting room and double bedroom with an en suite shower room.

The house fronts onto a raised lawn beside a parking area for several cars, two garages with attached workshop and an impressive barn which has planning permission for conversion. Most of the garden and the pasture lies behind the house, where steps from a two-level, paved terrace rise to a sloping lawn dotted with mature trees and shrubs, and an vegetable garden. From the top of the garden there are breathtaking views across Exmoor extending on a clear day to Wales. Beyond the garden is an area of fenced pasture divided into three along with a good sized stable block, perfect for equestrian enthusiasts.

Leighland House is situated on the edge of the tiny village of Leighland in the north eastern corner of the Exmoor National Park. The village is surrounded by miles of unspoilt, beautiful countryside and has a pretty, Victorian parish church opposite the house and is only seven miles from Doniford Beach on the coast. The neighbouring village of Roadwater, 1.5 miles away, has a highly rated pub (The Valiant Soldier Inn) serving delicious food. Roadwater also has a community-run shop filled with local products, and a café serving locally sourced coffee and fresh baked goods. The shop also includes a convenient post office. Williton, 15 minutes away has excellent amenities including Co- Op and Spar supermarkets. The nearby town of Minehead provides most day-to-day requirements. For transport links, the M5 is within a reasonable driving distance, Taunton has regular rail services to Bristol Temple Meads (52 minutes) and Paddington (1 hour 39 minutes) and both Exeter and Bristol airports are about an hour’s drive away. There is also an excellent range of schooling available from both the state and independent sectors. This includes Blundells in Tiverton, Taunton School, King’s and Queen’s Colleges in Taunton, King’s Hall Preparatory and Wellington School.
