Seller's Insight:

After 25 busy years in Edinburgh, we came south to be near family. We were looking for a home in beautiful country setting, manageable enough for the two of us and big enough for accommodate large scale family get-togethers. We found the perfect combination in the Coach House and have had a very happy 18 years here - long enough for the youngest grandchild to reach that age.

The house has been easy to look after and the garden our continual joy. We have enjoyed tennis and other sporting games on the court, the fruit trees have yielded sufficient crop for us to be able to drink our own bottled cider, and we have enjoyed fresh eggs, from our wandering chickens.

An idyllic location:

The hamlet of Old Gore sits around three miles from Ross-on-Wye, a south Herefordshire market town famed for being the birthplace of British tourism due to its spectacular scenery. The town is perched on red sandstone cliffs which overlook the River Wye. The town centre features an array of shops, independently owned boutiques, a range of restaurants, welcoming pubs, and various leisure facilities. There are also four primary schools and one high school in the town, plus two GP surgeries and a community hospital.
From Old Gore, there are many well-marked footpaths through the surrounding countryside. A particularly tranquil woodland walk leads down to the riverside hamlet of Hole in the Wall, and in early spring a purple haze of bluebells carpets the ground along the route. The Wobage Makers Gallery, open Thursday - Saturday, is also within walking distance from the property.

Despite its rural setting, Old Gore is near to a series of excellent transport links. Junction 4 of the M50 motorway is around a mile and a half from The Coach House. This provides good access to the M5 - with Birmingham to the north and Bristol to the south. In addition, the A40 can be joined at Ross-on-Wye and the eastbound road provides a direct route to Gloucester, Cheltenham, and the Cotswolds. Meanwhile, motorists heading in the opposite direction can journey towards the M4 at Newport, giving access to Cardiff and London.
Birmingham City Airport, Bristol Airport and Cardiff Airport are each approximately one hour away by car. Railway stations can be found at Gloucester, Hereford, and Ledbury - all of which can carry commuters on to London.

The home at a glance:

This stone-built home is tucked away behind a five-barred gate and drive. The front of the house makes a lovely first impression with wisteria and roses on the house and a mature magnolia tree nearby.
The main entrance leads into a spacious entrance hall, and the ground floor boasts four good-sized light-filled reception rooms with high ceilings. The sitting room includes an inset wood burner - a staple of country life. The drawing room has an open fireplace, exposed beams and French doors to the front. The dining room also has exposed beams and a large built-in dresser. The study, which flows into a triple-aspect conservatory, has generous built-in bookshelves and a fitted desk. The dual aspect dining kitchen adjoins the formal dining room and also has two roof lanterns. The user-friendly kitchen features shaker-style units from Keller, a Belgian firm, and plenty of pull-out storage. There is also an integrated Neff dishwasher, a Stoves range cooker, a double sink and a bespoke glass fronted cabinet. From the kitchen, there are three doors, one to the dining room, one to the pantry and one to the utility room and thence to the outside. The utility provides space and plumbing for a washing machine and a tumble dryer, a Belfast sink and ample shelving.

The first floor has four substantial double bedrooms. The master bedroom has a generous en-suite bathroom, with a bath, walk-in shower and Mandarin Stone tiling. This room also has built-in cupboards and a lovely view out over the garden. The second bedroom has an en-suite shower room and views towards the Forest of Dean. The other two bedrooms share a Jack and Jill bathroom with bath and shower over and under tile heating. All the bathrooms have heated towel rails.

The lovely, just under one-acre garden, wraps around the house and offers a tennis court, fruit orchard with apples, pears, plums, damsons and greengages and a productive vegetable garden and greenhouse. Outside the kitchen, a series of shallow steps lead up to the sun terrace, a lovely spot to enjoy alfresco dining, with a vine-covered pergola.

Directions:
