The site
An exciting opportunity to acquire a development site of approx. 4.7 acres with 2 former successful planning applications that runs parallel to the A46 just off the Swinderby roundabout.
The Development site was the former site of The Dovecote public house which has fallen into disrepair. The site is now in need of development but benefits from a great history and excellent access. The site itself has excellent planning history which we detail below.
Infrastructure
The site is located at the edge of Swinderby which approx. 8 miles from the city of Lincoln and 6 Miles from Newark. The A46 runs parallel to the site with a similar topography making advertising hoardings and business exposure seamless and part of a normal commute. There is a dedicated turning off the A46 roundabout into Swinderby that is close to the entrance onto an adopted road leading to the site. There is a bus stop at the beginning of the road as well as a sub station. This makes the existing infrastructure ideal for a variety of developments.
Planning History
An outline planning application was passed on part of the site for an 80 Bedroom Hotel ref 09/0550/FUL 17/10/2012. This planning application was renewed but not enacted at the time.
More recently in 2018, planning was submitted & granted with conditions discharged for a day nursery and additional development 18/1262/FUL, this application was approved. We have included a variety of the contemplated designs for illustrative purposes only. The area outlined within the full approved planning application spanned the whole 4.7 acres. Having attended the site and spoken with the owners, some works were carried out at the time and are evident as well as discharging of conditions. The discharge of conditions and design work is available on the public planning portal.
In terms of assessments, site surveys, highways and ecology reports were previously carried out and were positive in supporting both previously granted applications.
Local area demand
General housing development is strong in the area, along with Lincolns development of purpose led student accommodation. There has been a push towards employment opportunities and a growing need for assisted living or purpose built restricted accommodation. With this in mind, the planning history and site location, we believe there would be merit in exploring a mixed use site of assisted living accommodation with commercial opportunities such as an eatery or similar.
Method of sale
Offers are invited on the site with our clients being open to a variety of formats although an outright unconditional disposal would be favourable. If suitable terms are presented on an STP, JV or option basis, our clients are prepared to work with a developer/purchaser accordingly.
