Attractive and beautifully presented family home in mature gardens set in a popular private estate.

Description

Built in 2002, Buttonwood House is an attractive detached family home characterised in a traditional Sussex style with brick, part tile-hung elevations. The house is located in the sought-after Maresfield Park private estate, set down a long shared driveway in established, well-stocked gardens of just under an acre, allowing privacy without seclusion. Over the past five years our client has updated, reconfigured and improved the house, resulting in a very well-presented and superbly-appointed home, ideal for everyday family living and entertaining alike. Of particular note is the large and welcoming entrance hall, together with the partially open-plan refitted kitchen, dining and family room beyond, which opens to the garden and is an excellent space for day-to-day family life.

The floor plans give a comprehensive overview of the full extent and layout of the house, which extends to over 3,600 square feet. The entrance hall lies central to the ground floor and has a solid oak floor together with an elegant turned staircase, with a central feature pendant light, rising to the galleried landing above. To the front of the house, both with bay windows and also with oak flooring, is a formal dining room and a study with a fitted desk, shelving and cupboards. The sitting room lies beyond the study and has an open fireplace with limestone surround, together with French doors opening to the garden.

The kitchen has Amtico flooring and has been superbly re-fitted with a range of bespoke white and pale green German cabinetry by Black Rok of Uckfield, with marbled quartz worktops and a woodblock-topped central island with feature LED lighting. Appliances include an impressive Everhot range with three ovens, a hot plate and a three-ring electric hob, as well as a Fisher & Paykel larder-style fridge/freezer, microwave, wine fridge, dishwasher and a double butler sink with Quooker hot tap. Bi-fold doors open to the garden, and the kitchen is served by a useful utility room with space for laundry appliances.

Adjoining the kitchen is a versatile breakfast/family room, also with Amtico flooring, in turn open to a conservatory overlooking the garden. A cloakroom completes the ground floor accommodation.

There are five well-proportioned bedrooms on the first floor, all with fitted storage. The principal bedroom has a good range of built in wardrobes and French doors opening to a private roof-top balcony overlooking the garden, together with a generous en suite shower room, re-fitted with stylish contemporary fittings including twin basins and a large walk-in shower. Bedroom two has an en suite bathroom, and the other three bedrooms are served by a family bathroom with a bath and separate shower cubicle.

Outside
Buttonwood House is accessed via a long driveway which opens to a generous gated parking area ahead of the house and triple garage. The house is connected to the garage by way of a useful covered storage area, from which wrought iron gates open to the garden.

The rear garden is south facing and mainly laid to lawn, with a paved terrace spanning the rear of the house. Beyond the formal lawn is a further area dotted with acers, woodland shrubs and trees which give a beautiful display of colour in the spring and summer months. To the east of house is a greenhouse and a superbly appointed oak-framed workshop with power connected, and half way down the garden, tucked in to the trees is a small open-sided timber gazebo and further seating area.

In all, about 0.9 of an acre.

Location

Buttonwood House is situated down a long driveway in private and well-enclosed gardens in the sought-after Maresfield Park, a popular and established private estate in the village of Maresfield. Maresfield has a primary school, parish church, an active village hall, tennis club, local shop, veterinary surgery and an 18th century public house/hotel; adjacent to the village is a Marks & Spencer food hall.

The town of Uckfield (two miles) offers supermarkets, a cinema and a range of day to day shops and restaurants. Lewes (11 miles) and Tunbridge Wells (13 miles) have an excellent range of boutiques, restaurants and bars.

Maresfield is on the outskirts of the Ashdown Forest, which offers superb walking and off road riding (for which a permit is required). There are many leisure activities available locally, including local clubs for football, rugby, cricket and theatre; across Sussex, activities include show jumping at Hickstead, sailing at Ardingly and golf at one of the many courses across the county.

Sussex and neighbouring Kent provide a vibrant cultural scene, with world-class opera at Glyndebourne, theatre at Royal Tunbridge Wells, and the historic County town of Lewes and the annual Brighton Festival presenting a huge programme of theatre, dance, classical music and literary events.

Rail Services: Buxted (London Bridge from 63 minutes), Uckfield (London Bridge from 70 minutes), Haywards Heath (London Bridge/Victoria from 42 minutes) and Tunbridge Wells (Charing Cross/Cannon Street from 52 minutes).
