Overview

Bog House is a beautiful home, originally converted from two barns and retaining many original features throughout including exposed beams. The versatile accommodation makes this a stunning family home with five bedrooms and four bathrooms, along with a beautiful open plan kitchen / living room, drawing room, dining room and stunning westerly facing garden room.

There are extensive and well-maintained gardens and grounds which surround the property.

East Cottage and West Cottage offer a pair of semi-detached, two-bedroom cottages located within the grounds of Bog House. They have a beautiful southerly aspect with their own gardens as well as ample parking.

East Cottage is currently let under an AST (Assured Shorthold Tenancy) until August 2025.

West Cottage is used by the current owners to provide additional accommodation for family and friends. There are two bedrooms, one with an ensuite bathroom and another family bathroom.

Electric gates provide a secure entrance to Bog House, with the driveway, which has recently been re-surfaced with tarmac, sweeping round to back of the main house along with allowing access to both East Cottage and West Cottage. At the rear of Bog House is a large triple garage with separate storage rooms.

The gardens and grounds are well maintained, mainly laid to lawn with well stocked flowerbeds, manicured beech trees and box hedges providing individual borders to each tree.

Bog House

The accommodation within Bog House is both generous and versatile, providing a house suitable for modern family living. The property is entered via the main front door into a generous hall providing access to the main living rooms within the house. The drawing room is located in the oldest part of the house with an impressive double height ceiling and original exposed beams. The open fire and extensive book casing at one end, provides a feeling of grandeur and space.

The kitchen / living room is opposite the drawing room and was converted from an old cart shed, allowing natural light to flood through the south facing full height windows in the original openings. Both openings have fully glazed doors opening out into the sheltered south facing courtyard with far-reaching views and is a real sun trap throughout the year. The kitchen has an electric Aga with a central island around it, and an excellent range of floor and wall units along with integrated appliances. At the opposite end of the kitchen / living room is an open fire and ample space for both dining and comfortable sitting, enabling this room to be the real heart of the home.

The sunroom is located off the main hallway on the western end of the house, providing a stunning outlook to the west and a most wonderful space to enjoy the setting sun in the evenings. The sunroom is constructed of hardwood timber with a pitched roof, skylights and double doors out into the garden.

The attractive dining room, with windows overlooking the garden to the north, has a sweeping staircase leading up to the master bedroom suite with en-suite bathroom.

Access to the bedroom wing of Bog House is located off the main hallway, comprising of a study and bedroom two with an ensuite shower room with a walk-in shower. Bedroom three, situated at the end of the wing, is a double bedroom with ensuite bathroom and a dressing room. Bedroom four is a further double bedroom with en-suite bathroom whilst bedroom five is a single.

A large laundry room completes the accommodation, offering a range of floor units with built in sink, fridge/freezer and a wine fridge. There is access to the plant room, housing the controls and hot water cylinders for the ground -source heat pumps, which provide underfloor heating within the main rooms of the house and heating via radiators to the bedroom wing. The utility room has a door into the rear porch.
