The garden flooded in 2019, and the basement has flooded once in May 2024. We had a wooden back door at the time and have since replaced it with the current upvc one. Our neighbours' house and the others in the row did not have water ingress into their basement. We are also happy to get a flood barrier to alleviate further concerns.

Just to reiterate the water has never come over the wall. It flows down from the other gardens and there is room for it to escape at the bottom of the garden by the shed.

We've been informed there has been some flood alleviation works since May 2024 and we're seeking details. We've been told there was a wall removed further down the beck that meant the gardens opposite take more water and an area further up the Meanwood Trail is having work to allow it as a safe flood area. There hasn't been any alarms since the flood a year ago.

I made a claim last May; there were no issues with them paying out. My insurance premium went up although I have shopped around and have had no issues in finding cheaper quotes. Obviously the claim was declared when seeking the quotes, I also always have declared that there is water close to the property.
