Delightful period house (non-listed) in a stunning rural edge of village position.

Description

Rooksey Green is a charming home built on an oak timber frame with the roof partly thatched and part with slate. There are fine double and single octagonal chimney shafts and the interior contains a wealth of exposed timbers and fine fireplaces. An addition at one side, using reclaimed oak, creates the spectacular semi-vaulted kitchen/breakfast room and at the other end of the house a more modern extension houses the drawing room with three sash windows and two more bedrooms above. The property enjoys a non-listed status, which makes maintenance and/or alterations far easier.

The ground floor accommodation displays numerous period features associated with the age of the house including open fireplaces, exposed beams and studwork, boarded floors and stunning panelled walls in the sitting room.

The first floor is reached via two staircases. The main stair leads from the reception hall onto a large landing area. The principal bedroom has an en-suite bathroom and dressing area. Bedroom two has far reaching views and a lofted ceiling with further door connecting to the secondary landing off which is a family bathroom and two further bedrooms, each with built-in wardrobes.

The Grounds
The property is approached via a sweeping driveway, to a parking area giving access to a generously-proportioned garage 18’ 8” x 17’ with door to adjoining store 18’ 3” x 5’ 10". A path leads down to a wide sunken terrace, with the gardens laid predominantly to lawn, with the remains of the former moat providing two ponds. Within the grounds, there are a large variety of native specimen mature shrubs and trees, whilst beyond a mature laurel hedge on the western side are two meadows.

In total, the grounds extend to around 7.5 acres. (sts)

Location

Rooksey Green is a small hamlet located midway between the pretty village of Preston St Mary and the magnificent medieval village of Lavenham, each less than a mile and a half away. This is some of the prettiest countryside in Suffolk and the entrance to the drive is off a very quiet lane. Lavenham offers a wonderful range of facilities with a magnificent parish church, splendid village hall, public houses, nationally renowned restaurants and a useful range of shopping. There are numerous clubs, associations and activities, remarkable for a village of its size.

There is easy access up to the A134 with quick links on to the cathedral town of Bury St Edmunds, the A14 and across to Ipswich and Cambridge. Trains to London can be reached at Sudbury, Bury St Edmunds (for Cambridge) and Colchester, the latter with fast direct services to Liverpool Street. To the south is the historic village of Long Melford and the busy market town of Sudbury. The setting of the house offers extraordinary peace and quiet, remarkable for a property so close to Lavenham.
