The Property

Mill Hill Farm is a stunning renovated three bedroom farm cottage, located on the edge of the popular village of Foulsham. The property is surrounded by beautiful countryside and on a 1.7 acre plot, with equestrian facilities, fabulous outbuildings with potential to convert (subject to planning) and extensive gardens. The property has plenty of character features such as a woodburning stove, exposed brickwork and beams.

The accommodation briefly comprises a kitchen, sitting and dining room, a conservatory, a utility room, a ground floor family bathroom, a ground floor bedroom and en-suite shower and upstairs, two further double bedrooms, family bathroom and useful landing bedroom or study.

The front door leads from a pretty enclosed garden, into a bright and cosy sitting and dining room, with windows on both sides to the front. At one end, there is a woodburning stove, with plenty of room for comfortable furniture and at the other, there is room to accommodate a large dining table, with a fire place housing a traditional Victorian oven. The kitchen leads directly off the sitting room, with fitted units top and bottom and wooden worktops, a butler sink, plumbing for a dishwasher and space for a fridge freezer and range cooker. The conservatory beyond the kitchen is used as a boot room, with ample space for coats, wellies and storage and leads out to the courtyard garden and outbuildings. The adjoining utility room with deep butler sink and modern pressurised hot water system.

The Outside

Mill Hill Farm, together with the land, has outstanding potential, with wonderful outbuildings that can be converted to a self contained annexe (subject to planning) and architectural drawings are available, a courtyard garden, a stable, gardens and orchard and a one acre field divided into three paddocks and a grass 'manège'.

The two bedroom mobile home is included if desired.

Holiday Let Opportunity

Mill Hill Farm is currently a much loved family home, although could easily lend itself to be being a second home with potential to generate a second income as a holiday let. The unique character of the property, village location and close proximity to the coast make it the perfect base to explore.

The Location

Mill Hill Farm is located on the edge of Foulsham, which is a picturesque village located 11 miles north-west of the edge of Norwich at Taverham, 8 miles east of Fakenham, 8 miles north of Dereham, 9 miles south of Holt and 10 miles west of Aylsham. Known locally as the 20 minute village! Just 13 miles from the North Norfolk Coast at Wells-Next-The-Sea and 15 miles from the Norfolk Broads, makes this an ideal place to live in a truly rural location away from the crowds. Foulsham has a busy village hall community hub, very well stocked village shop, primary school and first class car repair centre. The pub closed recently but it is hoped will reopen again under new management.

Big Skies Estates is a different type of estate agency. The big idea behind Big Skies Estates was to recognise that many of the properties along the North Norfolk coast have the potential to be both wonderful residential dwellings, either full time or as second homes and also that they could have the potential to generate a second income for their owners as holiday cottages. So, in order to ensure that all the properties we market reach the widest audience, we will give an indication of the potential (or current) income generating potential of the house. Even if new purchasers do not wish to holiday let (and many don't), it can do no harm to know the potential of your new Norfolk purchase; and for some buyers, who would like to see more of a return on the their second home investment, an understanding of second income potential is an essential part of the buying process. We recognise that selling your main residence and your second home are two quite different processes, so we work differently with different types of owners. We are able to help with a strategy specific to you to ensure that your Norfolk home looks its very best for every viewing. It's the small things that make the difference!
