KYLEMORE

LONG STREET, GALHAMPTON, YEOVIL, BA22 7AZ

GUIDE PRICE £600,000 - £625,000

A spacious and light four-bedroom detached family home in this quiet but popular village, close to Castle Cary.

Kylemore has generous and recently improved accommodation including an entrance hall, sitting room, kitchen dining room, utility, ground floor shower room, four bedrooms and a family bathroom.

Outside, there are gardens to the front and rear, ample parking and a garage with an internal workshop area. Beautiful countryside views are enjoyed from the rear garden too.

Accommodation

Kylemore was built in 1974 and has been subject to a range of improvements in the last year, including new internal doors, external windows and doors, the creation of a kitchen diner from two smaller adjoining rooms, new bathroom and kitchen fittings, and solar PV panels with Tesla battery storage. It now comes to the market and would be an ideal family home or indeed a lovely property to retire to, with wonderful gardens to tend to and a peaceful village to enjoy.

The front door enters the welcoming entrance hall, where there is a sitting room on the left. This light and bright room has an inset wood burner and a dual aspect. French doors lead out to the garden.

On the other side of the hall, there is the well-proportioned kitchen dining room, which has been knocked into one room and completely refurbished. The kitchen has a range of newly fitted units with marble effect worktops, an electric Rangemaster cooker and room for an American-style fridge freezer. The triple aspect allows light to flood in and gives an outlook of both the front and rear gardens.

Adjoining the kitchen, there is a utility room. From the utility, two doors lead outside; one to the garden, and another out to the parking area, which is more frequently used as the main entrance. Also on the ground floor, there is a shower room.

Upstairs, there are four bedrooms, all comfortable double rooms. Two of the four rooms have built-in wardrobes, and the two bedrooms at the back take in the lovely countryside views. There is a beautifully redesigned family shower room, and accessed from the landing, there is an airing cupboard and loft hatch.

Outside

From Long Street, the tarmac driveway leads into a large parking area in front of the double garage. There is a pretty adjoining front garden which enjoys good privacy thanks to the thick hedgerows along the boundary and a beautiful flowering Magnolia tree. The garage has an up-and-over door, powered internally, and two pedestrian doors leading in, one of which is the side door which exits to the rear garden.

Immediately outside the French doors of the sitting room, there is a sheltered seating terrace with a pergola, taking in the lovely garden aspect. This is an ideal spot for al fresco dining. The rear garden is predominantly laid to lawn, but interspersed with flourishing borders, rose beds and shrubbery. There is a further patio seating area at the rear of the garden. The rear hedgerow has been removed to open up the wonderful field view and additional low-level fencing has been added to ensure it is secure for children and pets. There is great scope within the garden for growing vegetables and advancing the already established gardens if desired.

About the area

The semi-rural village of Galhampton offers a thriving and friendly community, an active village hall, a parish church, a popular pub and is home to the ‘Galhampton Village Park’ festival.

The nearby market town of Castle Cary is described by Sir Nikolaus Pevsner, the eminent architectural historian, as Somerset's prettiest town, set in beautiful, unspoilt countryside. The town is characterised by period buildings constructed of the distinctive honey coloured stone for which the area is well known. It remains a delightful small market town with a number of traditional shops and boutiques within the Conservation Area in which a policy of strict planning control operates to prevent inappropriate development. These shops cater for most everyday needs whilst Shaftesbury, Glastonbury, Street, Wells, Frome, Wincanton, Sherborne and Yeovil are all close by and Salisbury, Taunton, Bath and Bristol are in easy driving distance.

The “The Newt in Somerset” is home to beautiful countryside walks set in the grounds of a Georgian country estate. Within the estate are a Hotel & Spa, a Farm shop, restaurants and a house & garden shop.

On the outskirts of Castle Cary is the railway station with its direct line to Paddington and the A303 road link is a few miles south. There are excellent state schools in the area - Ansford Academy boasts excellent exam grades and independent schools include the Sherborne and Bruton schools, Millfield, Wells Cathedral, Hazelgrove, Port Regis and St. Mary's Shaftesbury.

About Us Roderick Thomas is an entirely independent firm with decades of experience selling and letting residential property. The firm has offices in Wells, Somerton and Castle Cary and covers a wide geographical area. The focus is to deliver a high level of service to clients to achieve the best sale or rental possible within a set timescale. The importance of widespread advertising and effective marketing is recognised and with each property, an individual campaign is planned. Having attracted buyers the next stage is negotiation and the firm prides itself on securing an agreement on the best terms and then progressing the sale to completion.  Ongoing discussion with all parties including solicitors ensures an agreed timetable is maintained and hitches are anticipated when possible and addressed with action taken if necessary. Focusing fully on sales and letting and not being burdened with “head office” costs Roderick Thomas is able to offer highly competitive commission rates on all agency terms. These include: Sales SOLE SELLING RIGHTS – one agent is instructed to sell a property and a commission is paid to the agent on completion of the sale. JOINT AGENCY – two (occasionally more) agents are instructed.  They work in conjunction and share the commission on completion.  The rate is usually higher than the sole agency. MULTI-AGENCY – two (or occasionally more) agents are instructed.  They work in competition and only the agent who sells receives a commission on completion.  Again this is usually at a higher rate than sole agency (but not always). All prospective sellers are invited to contact Roderick Thomas to discuss the sale of any property. Lettings We offer landlords a full residential lettings service covering every aspect of the market. This includes finding tenants and agreeing terms and this can be extended to include rent collection and full management if required. Each case is assessed individually to suit a client's needs. Our services are transparent and clearly stated. About You Above are details “about us” and our service. However, this is really about you.
