The Old Brewery Works is being sold with full planning permission in place for the conversion of the existing offices and plot into four 2 bedroom houses with a communal garden area and landscaping, associated parking and turning along with a storage facility for six cycles and another for refuse bins.

The building plans were drawn up and planning permission was secured by the vendors in conjunction with Fowler Architecture & Planning () a family-run practice of Architects, Town Planners, and Urban Designers with over 35 years of residential experience.

The vendors’ application for Planning Permission was granted in May 2021 with conditions, all of which have now been satisfied. The first condition stated that the development should be started within three years of the permission date which it has been. A Building Control Officer at Wiltshire Council has now conducted a site inspection and confirmed by email that work has officially started under Building Control BR/2022/04898. This means that the planning permission is effectively protected and can be continued at a time to suit the developer.

CIL EXEMPT

The Community Infrastructure Levy (CIL) officer for Wiltshire Council has confirmed in writing there will be no CIL to pay if the development proceeds in line with the granted planning permission as the existing in lawful use floorspace will be offset against the new development.

Netheravon is a quiet, quintessentially English village roughly five miles north of the world heritage site of Stonehenge and close to Salisbury Plain, with its sprawling chalk downs and ancient woods.

The military training facilities and regimental barracks on Salisbury Plain have resulted in many high-ranking officers settling in local villages. The village has its own primary school (All Saints C of E) which provides education for 5 to 11 year olds with extra support services for those with parents in the military. It is also in the catchment area for the two Salisbury grammar schools and on the school bus route for both Dauntsey’s School and Marlborough College. The village also benefits from excellent transport links. Several bus routes pass through the village (X4 Salisbury to Pewsey, X5 Salisbury to Marlborough and 210 Devizes to Fighelden). There are three mainline train stations within 15 miles (in Pewsey, Grateley and Salisbury) providing direct routes to key destinations including London (Waterloo and Paddington), Cardiff, Portsmouth and Exeter. By car, Netheravon is just four miles north of the A303 and within 30 miles of both the M3 and M4, for easy access to the north, south and west of Wiltshire.
