Birches Wood (part) is a small yet enchanting ancient woodland, tucked just south of the Surrey Hills Area of Outstanding Natural Beauty (AONB).
Covering just one acre, it's an ideal size for anyone looking to own and manage their own woodland. Located at the end of a shared access track, the site offers complete privacy and tranquillity. With open fields bordering it to the south and west, sunlight pours into the woodland.
The terrain is level throughout, with several clearings perfect for establishing a base for woodland activities. The canopy is made up of oak, chestnut, ash and hazel, with occasional hawthorn and holly adding variety. In spring, the woodland comes alive with bluebells and primroses, bringing a vibrant touch of seasonal colour.
Birches Wood forms part of a larger forest designated as a Site of Special Scientific Interest (SSSI), recognised for its outstanding biodiversity.
The nearby village of Ockley is easily reached on foot via a public footpath and offers a small shop and a welcoming pub. For more extensive amenities, Dorking lies to the north and Horsham to the south—both just a five-minute drive away. With the A24 nearby, central London is approximately an hour and a half by car.
The ward is Mickleham, Westcott & Okewood and the county council is Surrey.
Boundaries: The boundary is fenced W and open N, S and E. All sides are bordered by neighbouring woodland and a bridleway to the south. The boundary is marked with orange paint on trees and stakes.
Access: Currently access is on foot only. The track requires some clearing to allow vehicle access, which would then be possible via a shared locked gate. Parking is available a short distance from the woodland.
Covenant: There is a covenant on the wood designed to ensure the quiet and peaceful enjoyment of this and adjoining woodlands.
Viewing: You are welcome to visit this wood by yourself, but please download the details showing the location of the woodland and ensure that you have a copy of these sales details with you. Please take care when viewing as the great outdoors can contain unexpected hazards and woodlands are no exception.
Directions: Birches Wood (part), Weare Street, Ockley, Dorking
For viewing purposes, please park on one of the verges on Weare Street, as marked on the map. Please don't block the gate.
Pass by the gate (A) and follow the track, marked in blue on the map. The track is quite overgrown so do take care.
Alternatively, follow the public footpath directly from Weare Street (B). Keep left and continue with the fields on your left for 500m until you come to our 'For Sale' sign. The woodland will be on your right.
