VIEWING
The outside of the property only may be inspected during daylight hours subject to prior notification being given to the agents. Under no circumstances should entry try to be gained to the inside of the building – pictures are self-explanatory. Accompanied viewings may be available on request.

SITUATION
The property lies off Hurstwood Road on the south east outskirts of Haywards Heath in West Sussex. The mainline station is 2.5 miles, Crawley via the A23 14 miles and Gatwick 19 miles.

OUTSIDE
The obvious charm of the building is self-evident and now in need of a new life. Access to the site is through an existing roadside gate. This most attractive and appealing historic Victorian red and yellow brick pumping station under a slate roof lies in a small dell extending to about 0.39 acres with a few surrounding mature oaks and a scruffy understorey of hazel and sycamore.

It comprises of three rooms approximately 3.93m x 3.66m, 7.64m x 3.68m and 7.60m x 2.85m and having a gross external footprint of some 105 sq m (1,130 sq ft). A raised concrete plinth lies on one side.

The original machinery and pumps associated with the borehole remain in situ – connection to the mains electricity has been disconnected and the main supply to the grid cut off. Such pieces of pumps, machinery and equipment will be sold in situ with the site with absolutely no comment, guarantee or assurances on anything to do with them, or their being fit for purpose. The photographs give a guide as to what is involved.

PLAN
The plan is for identification purposes only and purchasers must rely on their own investigations.

TENURE & POSSESSION
The property is offered freehold with vacant possession on completion.

TOWN & COUNTRY PLANNING
The site itself has no known planning history. The surrounding ground is the subject of a planning application by Homes England for up to 375 houses, primary school, a burial ground, allotments and open space. (Planning Ref: LW/22/0517).
