Full planning permission has been granted for the conversion of a dilapidated farmhouse and barn into two detached family homes. The existing farmhouse and barn structures will be the basis to provide suitable living accommodation, combining restoration work and salvaged materials with partial re-construction and modest scale extensions.

House 1 is a conversion and extension of the existing barn on the west side of the Wester Radernie Steading, with House 2 being a rehabilitation of the site’s existing farmhouse and connected buildings to its east. Each of the houses will be four to five bedrooms in size, with ample provision for modern living. The houses will be broadly similar in shape and size to the existing buildings, with localised increases in ridge heights to accommodate useable first floor rooms. Dormers, gables and flat roofed extensions will feature, and materials will include stone, render, profiled metal sheet, timber cladding, slates and pantiles, all commonly seen in the local area. There is a historic mains electricity and water connection.

More information and detail can be found on the Fife Planning Portal Application No 21/03857/FULL

There is the potential for further ground surrounding the property to be included via separate negotiation. Allowing for an extended garden, or possibly stables and paddocks. As well as a ruined cottage currently with no planning permission located Southeast of the development.

If the existing plans are followed the houses will be accessed from a new tarmac junction to the main road. The single carriageway access track will be wide enough to accommodate domestic, service, farm and rescue vehicles and will feature numerous passing places, flanked on each side by new hedgerows interspersed with native tree species.

Each property will benefit from suitable parking areas and generous garden grounds, House 2 (the farmhouse) also plans to benefit from a compact, private courtyard. Across the development, existing trees will be retained, gardens will be sown in grass and each dwelling will be enclosed by a mixture of fencing to landward boundaries and hedgerows to shared boundaries; post and wire stock fences will enable livestock to continue to graze surrounding fields while still providing stunning rural views. Elsewhere, hedgerows will ensure privacy is maintained between plots. A modest number of new trees will be planted to complement the layout of each plot and further promote plant and wildlife biodiversity.

The hamlet of Peat Inn has a Michelin-starred restaurant whilst also accommodating overnight guests. The local county market town of Cupar offers family-owned and high street shops, supermarkets, restaurants, service amenities and leisure facilities including a sports centre. St. Andrews town, the renowned home of golf, offers boutique shopping, hotels, restaurants, one of the oldest universities in Britain, a globally-recognised links golf course and leisure and recreational facilities including a spectacular coastline with stunning sandy beaches.

The cities of Dundee and Perth are also very commutable. Communications links are excellent: the A91 trunk road gives access to the north and south and connects to the M90 which offers rapid access to Edinburgh, Glasgow and Aberdeen, Leuchars station offers regular services to Dundee, Edinburgh, Aberdeen and London, Dundee airport offers a convenient range of domestic short haul flights and Edinburgh Airport is easily accessible.
