Accommodation

Entering in through the front door, the inner hall has doors opening into both the kitchen as well as the sitting room. The kitchen is well equipped with a range of wall and base cupboards and drawers in addition to worksurface space aplenty. There is a stainless steel sink/drainer underneath a window overlooking the front garden, cupboard housing a wall mounted boiler, built in electric oven with electric hob, in addition to space and plumbing for a washing machine. The sitting/dining space has a set of sliding doors accessing the large garden, while stairs lead from here to the first floor.

Rising upstairs, a landing space takes you into a single second bedroom, as well as a good size double room with ample built in storage over the stairs. Particularly from the second bedroom and the back of the house, wonderful countryside views can be enjoyed beyond the estate. A modern shower room completes the accommodation, displaying a white suite to include a WC, wash hand basin and an enclosed shower cubicle.

Outside & parking

Ample communal parking is provided in a close by resident's car park. Here, parking is unrestricted for resident's as well as guests, while a short path leads up towards the property itself, with a lawned front garden and pathway heading up to the front door.

A gate provides access into a substantially larger-than-average rear garden, which is very much a blank canvas for any potential buyer. A hard standing area backs onto the house itself, while the vast majority of space is laid to lawn and enclosed with fencing as well as a mature hedgerow. The back of the home benefits from a southerly facing aspect, with the garden capturing the sun throughout the day.

Location

Great Torrington is a charming market town located on the top of a hill surrounded by hundreds of acres of commons allowing, for miles of scenic walks with access to the locally renowned Tarka trail, a footpath / cycle way mainly built on the bed of a disused railway where the gradients are gentle. It winds its way following the course of the river Torridge as far North as Ilfracombe or going inland south towards Meeth. The town itself plays host to some historic pubs and cafes, a Victorian Pannier Market, the gardens at RHS Rosemoor and the locally famous Dartington Crystal. The town is around 7 miles from Bideford and about 11 miles to Barnstaple, the regional centre of North Devon. The Cornish border is accessed within around three quarters of an hour or so, including other popular coastal spots such as Bude, Hartland and Clovelly. From Barnstaple there is easy access to the North Devon Link Road and the M5 Motorway connection at Tiverton which can be accessed in around an hour. Tiverton Parkway also serves as fast train services to London Paddington in just over two hours.
