An attractive and versatile highland Perthshire home

Description

Birch Craig House is a handsome three storey 19th century house. In 1917 it was joined to a smaller neighbouring house when the property became a children’s home. The larger of the two original houses has two fabulous bay windowed reception rooms on the ground floor as well as a kitchen with garden/dining room. It is linked internally to the smaller property which has a cosy sitting room and a farmhouse style kitchen with AGA as well as a series of stores, utility space, a pantry, workshop, WC and a bathroom.

On the first floor there are seven bedrooms, a bathroom, shower room and WC. There are two further bedrooms on the second floor. Subject to obtaining the relevant planning consents, there is lots of scope to reduce the number of bedrooms and create more bathrooms if required.

The property would benefit from modernisation and could be ideal for multi-generational living; as a second home for family gatherings; or as a home with potential to create workshop/studio/office space for home working or running a business from home.

Outbuildings
A range of traditional outbuildings form a courtyard behind the house where there is lots of space to park. These are currently used as workshops, garaging and storage space. Subject to obtaining permissions, these spaces also offer potential to be developed further.

Garden
Birch Craig House sits in about 0.7 of mature garden. Gravel surrounds the house and there is space to park several cars in the courtyard and beside the house. The majority of the garden is laid out to the south where there is neat beech hedging, established fruit trees, a terraced herbaceous border and a sunny patio at the front of the house. The garden is sheltered, secure and private.

Location

Birch Craig House is situated less than a mile north of Ballinluig on the hillside to the east of the A9. It has an elevated southwest facing location and is in one of highland Perthshire’s most beautiful yet easily accessible locations, being only about a mile from the A9 and the A827 which heads west to Aberfeldy.

Ballinluig has a shop, café, service station and post office. Aberfeldy (11 miles), Pitlochry (5 miles) and Dunkeld (9 miles) are attractive and busy towns with professional services, local supermarkets and independent shops and restaurants. Perth has a wider range of amenities and is only 24 miles south via the A9.

The surrounding countryside is famously beautiful and draws people from far and wide, whether for climbing nearby hills Ben Vrackie, Ben Lawers and Schiehallion or enjoying water sports on lochs Tay, Tummel and Rannoch or simply walking up to hill lochs above Birch Craig House.

The southern boundary of the Cairngorms National Park begins 8 miles to the north and it is also possible to ski 33 miles away at Glenshee. Pitlochry and Dunkeld both have train stations with regular services to London and Inverness. Edinburgh Airport is 65 miles away. All distances and travel times are approximate.

Directions

Driving north from Perth exit the A9 at Ballinluig. Head towards the service station and drive past it, following the road as it winds up the hillside (towards Tulliemet). After approximately 0.6 miles, turn left towards Dalcapon. The entrance to Birch Craig House is on the left after another 0.6 miles.
