Fishing rights are let on a 5-year fixed term tenancy expiring March 2027.

The land contains a public right of way, and is also registered as CRoW Common Land. There are no other known public rights of way crossing the land.

The land falls within Flood Zones 2 and 3 and lies within the Nitrate Vulnerable Zone for Surface Water. There are no other known designations over the land.

The land is currently used for agricultural purposes. There are no known schemes over the land, nor any RPA entitlements included with the sale.

All owners of parcels of Land at Asham Meadow have grazing rights over the entire meadow from 20th August every year. All Land owners use the roadside gate from Eckington Road to access their parcels of Land on the meadow, especially during hay making every year, and whilst this is not a registered right of way on the deeds, it has been used by strip owners for more than 20 years continuously, which has therefore created a de facto right of access under prescription.

Auction Terms - The property will unless previously withdrawn, be sold subject to the Special and General Conditions of Sale, which have been settled by the Vendor’s Solicitor and are contained within the Auction Legal Pack. This pack is available to download to registered bidders. The conditions may also be inspected in the Sale Room at the time of the sale but they will not then be read. The purchaser shall be deemed to bid on those terms whether he shall have inspected the Conditions or not.

The sale of this property will take place on the stated date by way of a live, in-room auction and is being sold as Unconditional with a Fixed Fee. Some sellers may consider a pre-auction offer, and the Lot may be sold or withdrawn before the auction.

Binding contracts of sale will be exchanged at the point of sale.
