Description

Wellwood House is an attractive, stone-built house which originally dates back to around 1880, but has had extensive improvements carried out by the current occupiers during their ownership. For example, the property was fully rewired and new double glazing installed in 2022, with a new kitchen installed and the en suite fully upgraded in 2023.

The front door leads into an inner porch, beyond which is the main entrance hall. The house’s two principal reception rooms sit either side of the hall with outlooks to the west, and also off the hall is a spacious family bathroom. As you enter the house, the sitting room sits to the left, and the dining room with the open plan kitchen beyond, to the right. The characterful sitting room has a fully exposed stone wall on one aspect with alcoves for storage, windows to the front and rear of the house, and a log burning stove. To the right of the entrance hall sits the dining area which opens up into the kitchen. An external door in the dining area leads out to the patio to the rear of the house. The kitchen was fully upgraded in 2023 and is equipped with kitchen appliances including an AEG induction hob, oven and microwave. Granite worktops cover the kitchen units which include a central breakfast bar. Conveniently located next to the kitchen is a laundry / back porch, equipped with good storage, plumbed for laundry appliances and providing access out into the garden. The orangery was added to the house in 2014 and is located off the kitchen. This room is an excellent addition to the house and boasts an abundance of natural light, with beautiful views of the garden and towards the woodland beyond.

The staircase to the first floor leads up from the main entrance hall then splits into two landings. The one to the right, leads to the principal bedroom at the end. This lovely room has beautiful views on three aspects, over the gardens and towards Stirling, The Wallace Monument, the Ochil Hills and as far as the hill tops of The Trossachs beyond. It has an en suite shower room and two built in wardrobes. Three further bedrooms also sit on the first floor, all of which have spectacular westerly views towards Stirling.

The beautiful mature gardens and grounds at Wellwood House extend to about 0.92 acres in all. An in-and-out driveway approaches the front of the house where there is a large gravelled parking area. The attached garage / workshop is accessed from here, with the separate garage sitting just beyond this to the side of the house. A large beech hedge offers privacy from the public road to the front of the house.

The gardens sweep to the north and east of the house, with a spectacular backdrop of evergreen woodland which provides shelter and a habitat for a wealth of flora and fauna, especially red squirrels. A gate leads into the woodland offering the opportunity for lovely rural walks. A gazebo sits to the side of the house over a flagstone terrace, offering a lovely spot for barbecues and outdoor entertaining. The original well sits behind this, providing a characterful feature to the setting.. Stone steps lead up onto the main lawn which runs behind the house and up to the woodland. Within sits a polytunnel and a children’s timber-built treehouse with platform. A separate, fully enclosed patio sits to the rear of the house with a door leading into the dining room, and which is overlooked by the orangery.

Location

Wellwood House sits with a stunning outlook over the rolling countryside of West Fife, towards Stirling to the west, with The Wallace Monument in full view. The house has good access links to Edinburgh (24 miles), Perth (26 miles) and Stirling (18 miles). The property sits in an elevated position, overlooking the nearby town of Saline which is about 2.5 miles away, and has a primary school, general store, golf course and a post office. Dollar village (7 miles) has a good range of shops, including a Co-op supermarket, delicatessen, pub, restaurant, post office, health centre, dentist, golf course, a primary school, tennis club and squash club. The town is well known for Dollar Academy, a private co-educational school that takes primary and secondary day pupils and boarders. There is a daily school bus service to Dollar Academy from Saline. Further private schools including Glenalmond, Strathallan, Craigclowan prep school, and The Fairview International School in Bridge of Allan are within easy reach, as indeed are the Edinburgh schools.

Dunfermline, Scotland’s newest city, is 8 miles to the south and has an excellent range of shops and professional services. There is a commuter rail service to Edinburgh and Glasgow from Dunfermline City station (9 miles) and Inverkeithing Station is only about 12.5 miles.

The surrounding countryside offers a wide range of leisure activities and stunning scenery to enjoy. The Ochil Hills offer fantastic walks, as does the shore of Loch Leven with its RSPB Nature Reserve. Gleneagles Hotel is 15 miles to the north, and has a leisure club with extensive sports facilities including a shooting school, an equestrian centre, the British School of Falconry and three famous golf courses: the King’s, the Queen’s and the PGA Centenary Course.
