A truly charming Grade II listed thatched cottage, beautifully extended and thoughtfully improved over the years to create a spacious and versatile family home, while carefully preserving its rich period character.

The original part of the house boasts three inviting reception rooms, each exuding warmth and history, with exposed beams and characterful details. A later extension enhances the home’s flexibility, incorporating a self-contained ground-floor guest suite with its own private entrance—ideal for extended family, guests, or those seeking independent living.

At the heart of the home is an impressive, high-ceilinged kitchen, a wonderfully social space featuring an electric Aga and abundant natural light, seamlessly blending modern convenience with the home’s historic charm.

The accommodation is well-balanced, offering a ground-floor en-suite bedroom, while upstairs, two further bedrooms and additional flexible space provide comfort and practicality.

Outside, the property is set within beautiful, expansive gardens, surrounded by fields on two sides and a paddock on the third, offering a sense of privacy and tranquillity. A delightful summer house, a large workshop, and ample parking for four or more vehicles complete this unique and characterful home.

Located in the sought-after village of Eltisley, the property enjoys a peaceful setting while benefiting from excellent connectivity to Cambridge, St Neots, and beyond.

Seller Insight
1 Potton End is a delightful, thatched cottage and has been the much-loved home of the present owners, Penny and Patrick, for eight years. They explain that Penny was working in London, so they looked for a house within a five mile radius of nearby St Neots station, which has a good train service into London. Their search took them to Eltisley where they saw and immediately fell in love with the cottage.

The cottage dates from the sixteenth century and started life as two cottages which were knocked into one. A Victorian extension was added, with a further extension in two thousand and six with a utility room, bathroom and kitchen.

Patrick says they installed a new boiler and plumbing system, replaced a like for like barn, erected a summer house in the garden and created a patio. The cottage is now a superb home where the comforts of twenty first century living blend seamlessly with the charming period features.

Penny describes the cottage as a home which is a pleasure to live in and where each room is used and appreciated. The light flooded kitchen with its vaulted ceiling, and French doors to the garden is the sociable, family hub of the home. Everyone sits round the central table for chatty meals and in summer you open the doors to let the garden in. The lounge is the relaxing room, and a warm winter retreat where you can curl up by the fire and read a book. Penny recalls her young son saying that the house was lovely and warm in winter and cool in the summer.

The period features add to the welcoming ambience of each room and Penny adds that it is a joy to wake up looking at the beams in the master bedroom. The dining room is ideal for formal entertaining when the beams, cottage windows and old oak door give it a pleasing, timeless feel, and an awareness that you are now part of the cottage’s long history. The original inglenook has made the perfect place for the TV in the television room.

The garden is a third of an acre and a place which has been the setting for al fresco entertaining and children’s games. It enjoys the sun throughout the day and there are stunningly beautiful sunsets over the surrounding countryside. With fields to three sides and a quiet country lane to the front you feel miles from anywhere. Penny says it is lovely to go outside in the morning and say hello to the horses, knowing no one will hear you. This tranquil setting is only four hundred yards from the picturesque village green and you can walk to the local pub.

Eltisley is a community minded village with clubs and activities centred at the village hall. It is only five miles from St Neots and twelve miles from historic and vibrant Cambridge. Paxton Pits Nature Reserve is nearby and there are riverside walks in St Neots. The village and local area provide a pleasing lifestyle.

Penny and Patrick will miss the cottage, and their life there with everyone gathered together or sitting watching the setting sun over the garden. They take away many happy memories.

Village Information
Eltisley is a charming village with a picturesque green with a cricket club established in 1854, thatched pavilion with bar, 13th century parish church, primary school and popular public house/restaurant "The Eltisley". Cambourne, approximately 3 miles to the east, offers an excellent range of shopping facilities including a supermarket, banking facilities, GP/dental/pharmacy facilities and a selection of cafes and restaurants.

Transport:
Eltisley is situated approximately 5 miles east of St Neots and 12 miles west of Cambridge and a short drive to the A428 provides easy access to the A1 and A14 with links to the wider national motorway network. The proposed A428 road improvements will divert much of the existing traffic away from the village and will be a real bonus for the area as well as improving local journey times.
