Features and description

A superb barn conversion tucked away in an idyllic hamlet, with four beautiful bedrooms, a delightful garden and outbuildings, and stunning far-reaching countryside views.

THE PROPERTY
Tucked away in the most delightful hamlet of Lower Chillington, close to the thriving market town of Ilminster, Lower Lawn Barn is a superb barn conversion which was completed 13 years ago.
Approached via a shared tarmac and gravel drive, first images of Lower Lawn Barn are most impressive with its most attractive stone and brick façade under a pitched tiled and slate roof. It is a stunning setting with superb far reaching countryside views across an unspoilt valley.
On first entering this wonderful property there is a real sense of charm and space, with a very good-sized hall with tiled flooring and double doors leading directly out to the gardens. Just off the hall is a cloakroom. The hall leads perfectly into an exquisite sitting/drawing room, a surprisingly good size with exposed wooden beams, a woodburning stove, and three sets of double doors giving direct access to the gardens and paved terrace. This room boasts some of the most stunning views that this fantastic part of Somerset has to offer, and the terrace is a magical place to sit and enjoy this most tranquil of settings with just the sound of birdsong and the occasional sheep. Just off the sitting room is a bedroom which would also make a perfect sized study.
The real surprise however is the truly exceptional family kitchen which again is just off the main hall and it's quite simply 'as good as it gets' with high ceilings and exposed wooden beams, and incorporating a number of very attractive kitchen units, and a six ringed professional Rangemaster oven. There is a French window opening out on to the paved terrace and gardens, with a very good-sized utility room alongside. There is plenty of room for a large kitchen/dining table, ideal for entertaining, and it really does form the most perfect hub of the house.
The principal bedrooms are situated on the first floor, with three further bedrooms, including a superb main bedroom and adjoining shower room. There is also a separate family bathroom and again many of these rooms boast stunning views of the gardens, grounds and countryside beyond. Like the rest of the house, the first floor is bursting with natural light, with large dormer windows very cleverly positioned to take full advantage of the fantastic position.

The garden surrounding the property is an absolute delight, and has been lovingly nurtured by the present owners over the years. To the front of the property is a lawned area, with a number of fruit trees including damson, apple and pear, and gravelled parking for ample cars. There are two large workshop/garages and a separate lawned area and pretty orchard, with a number of well-stocked borders. This is a utopia for children and animals.
All in all, this is a truly exceptional property in an idyllic yet very convenient location.

LOCATION
The spectacular landscape of this beautiful county is regarded as some of the finest in the southwest, much of which is designated an Area of Outstanding Natural Beauty; a haven for keen walkers and riders well catered for by a network of paths and bridleways. Around half an hour's drive away is the stunning Jurassic coastline an UNESCO World Heritage site with many pretty coastal villages and towns, including the elegant resort of Lyme Regis with its Cobb harbour, beaches and sailing club.
Lower Chillington is a small hamlet surrounded by beautiful countryside. The ever-popular small market town of Ilminster, with an excellent range of everyday shops, is just under 4 miles. Crewkerne, with a main line station to Waterloo and a good range of shops & supermarkets including Waitrose, is just 5 miles away. Taunton, the County Town of Somerset, is 16.5 miles away with its shopping centre, out of town supermarkets and retail parks, recreational facilities including multiplex cinema and a main line station with fast trains to London Paddington. The A303 lies just to the north and provides links to the M3 and London to the east, and Exeter to the west. The M5 is within easy reach at Taunton.
