Description

INTRODUCTION
Background – The Estate
Ford and Etal Estates are offering to let the shooting rights over approximately 983 ha (2,429 acres) of upland grass, lowland arable and forestry land commencing in spring 2025 for an initial period of three years, on the understanding that a further term would ideally be offered to the right Sporting Tenant after the initial three years. The sporting rights over a further area, hatched blue on the tenancy plan, are owned separately and extend to approximately 40 ha (98 acres). These are available by separate negotiation with Ford & Etal Estates’ neighbour.

Ford and Etal Estates has been owned by the same family for more than 100 years. The Joicey family live on the Estate and are involved in all aspects of the management of this working Estate. The Estate is looking for a progressive Sporting Tenant, able to work alongside existing users of the Estate, including agricultural tenants.

The Estate’s operates its own pheasant shoot and wild bird conservation project, which focuses on the recovery of wild bird populations and, particularly, the grey partridge. For this reason, these sporting rights are offered on the basis of pheasant release only (no partridges (grey or red legged) are to be released).

THE SPORTING RIGHTS
Lowland Shoot
Ford and Etal Estates have previously let the sporting rights over the Estate for more than 20 years. Over that time, it has offered everything from walked-up and semi-driven days, through to more substantial driven days. There are seven principle drives on the area offered to let, which make use of the Estate’s woodland and topography. Stunning scenery across to The Cheviots make for a wonderful backdrop to this exciting shoot.

The rights offered are for shooting by shotgun only and the taking of the following; hares, pheasants, partridges, woodcock, snipe, ducks, geese & other foul, wood pigeon, rabbits, foxes, and to shoot and legally trap stoats, weasels, mink, grey squirrels, crows, magpies and rats only. Where wild ‘game’ is taken the Estate expects the harvest to be sustainable.

Wild grey partridges are not permitted to be shot unless it can be evidenced from spring and autumn counts that a population of at least 20 birds per 250 acres is present on the let area.

Some release pens are present on the Estate, however, these are in various states of repair. The Estate will work with the successful candidate to remove any that are not required and it would be up to the successful applicant to install any new pens they feel are needed.

ENVIRONMENTAL
Ford & Etal Estates are members of the Wildlife Estates Label, currently Level 1, with the aspiration to move to Level 2 in the short to medium term. While a limit on the number of birds released is not set out in these particulars, the Estate will be keen to understand proposed numbers in prospective tenants’ applications, with the view that a sustainable balance of game and wildlife needs to be maintained across their shared habitats.

The Estate sees the benefit in collaborating with the successful applicant, it’s agricultural tenants and adjoining landowners in the conservation of wildlife and wild birds.

THE WIDER ESTATE
Across the wider Estate, the bulk of the sporting rights are in-hand, with three other sporting lets. Deer management is currently let to a single third party operator, as are the fishing rights on the River Till, a tributary of the Tweed. For both there may be succession opportunities for an incoming Sporting Tenant. Local packs of hounds also cross the Estate throughout the winter months. The Tenant would be expected to work with these other sporting entities.

PROPERTY
Keepers Cottage
A two bedroom cottage (marked “Cottage” on the plan) with outbuildings and an area which could be used for kennels and/or workshop is optionally available with the letting. The cottage has oil fired central heating and a woodboring stove. The basis for the letting will depend on the occupier (residential/commercial tenancy type etc.), with a rent at market rent of £750 per month (£9,000 per annum).

The cottage has mains electricity, private water supply by a borehole, which serves other properties owned by the Estate, and private drainage serviced by a septic tank. The Estate would invoice the occupier for the service of water and drainage.

Applicants should express whether or not they wish to take the cottage at the time of enquiry.

Buildings
A separate building may be available by separate negotiation if required in addition to the kennels/workshop at the Cottage.

A shoot hut (marked “Hut” on the plan) is available for use and can be included in the letting if required.

FORESTRY
There are approximately 250 acres of commercially managed and amenity woodland within the let area. This is owned and managed in-hand by Ford and Etal Estates. Some of these have suffered damage from Storm Arwen in 2021 and are in various stages of re-stocking and management. Applicants should be aware that there is an ongoing programme of management that may impact some woods over the course of the sporting lease. Further details can be provided on request.

FARMING
Whilst all the farms are owned by the Ford and Etal Estates, all the land is tenanted (Blinkbonny, Encampment/East Flodden, Branxton Moor, Howtel, Kypie, Whitton Hill, Milfield Demesne). The previous shoot tenant had developed a good working relationship with the farmers and other local stakeholders to allow for cover crops and access.

TENANCY
A contracted out Landlord and Tenant Act 1954 Lease for an initial period of three years, which in addition to the details mentioned herein will be subject to a number of more general clauses.

RIGHTS OF WAY ETC.
The property is let subject to any wayleave agreements and easements. There are public rights of way over the land.
