This application proposes to convert the existing upper levels into residential units. No changes are being proposed to the front and side elevations on Spital Street and Kent Rd.


Commercial unit


The ground floor will be retained as a public house, or should a tenant not be found, a separate application will be made for a different commercial or community use. The existing front main access will remain as the main entrance for the commercial space, including the front garden area. There are two entrances on Kent Rd. One will be used as a secondary access for the ground floor.


Residential


The proposal offers a single one bed residential unit and 3 two bed units. While one of the entrances on Kent Rd will be for the commercial on ground floor, the other will be solely for the residential access to the upper levels.


Unit 1 will be a one bed with open plan kitchen and living space. Units 2, 3 & 4 will be two bed units. Unit 3 will be single storey , while units 2 & 4 will be duplexes. The unit sizes have been carefully reviewed to ensure meeting the minimum standards.


Cycle Parking


The proposal will offer secure and covered 6 no. cycle spaces in the rear external space for the residential units.


Refuse


The refuse will be collected from the external space rear of the site. Two 1100l Eurobins and two 360l wheelie bins have been provided for residential users, which will be used for both genral waste and recycling.


The development is accessed from Spital Street, which is in close proximity to the High Street. It has a selection of chain and independent stores neighbouring it. The area is served by Dartford Train Station, located north of the site. Also, there are several stops nearby for local buses.
