Pretty semi-detached period cottage with large detached garden room, in a rural yet accessible location.

Description

Witsend is situated in a country lane in the small village of Twineham, benefiting from a lovely countryside setting and rural outlook, without being isolated. Dating from 1905, this semi-detached period home is characterised by double-fronted painted brick elevations under a tiled roof, and is well-presented throughout. Period details, including two fireplaces set with wood burners, combine with stylish modern décor in neutral tones, complemented by engineered wood/wood effect floors and bursts of colour adding warmth and interest. Of particular note is the spacious kitchen and dining room with its expanse of windows and partially glazed ceiling overlooking the garden; the accommodation in the house is further enhanced by the addition of a large detached timber garden room with WC, which would make an ideal home working space or studio.

The front door opens to an elegant vaulted entrance porch with a patterned tiled floor, in turn opening to the hall. There are two reception rooms: the family room features a fireplace set with a white wood burner flanked by bookshelving and cupboards, and the spacious sitting room has French doors opening to the garden and also has an open fireplace with a wood burner and brick hearth.

The extended kitchen and dining room has been attractively fitted with a range of modern shaker-style units and display cupboards, with white quartz worktops, a central island and a Rangemaster oven; the glazed dining area has two sets of French doors opening to the garden and ample space for a large table. The kitchen is served by the adjoining utility room, and a cloakroom with WC completes the ground floor.

There are four bedrooms on the first floor, including a generous principal suite comprising a bedroom with fitted wardrobes, an adjoining dressing room and an en suite bathroom; the other three bedrooms are served by a family bathroom.

Outside
Witsend is approached from the lane via a gravel driveway which offers parking for several cars; a herringbone brick driveway leads to the front door.

There is gated access between the house and garden room to the rear garden, which opens to a large paved terrace next to the house, where there is an above ground swimming pool.

The timber-framed garden room sits next to the house, with French doors opening to the terrace, power and water connected, and a separate WC. It is an excellent, versatile space with a variety of uses including a home working space, studio or games room.

Beyond the terrace is an expanse of level lawn, edged by flower and shrub borders, with mature oaks framing the easterly views over adjoining countryside. Halfway down the garden is a second terrace with a hot tub under the shade of a timber gazebo, and at the far end a timber storage shed and kitchen garden with raised beds, together with a further area of hardstanding with a timber shelter, ideal for outdoor entertaining.

In all, about a third of an acre.
