Description

Ambelie is an attractive, spacious family house, set in delightful private gardens.

The spacious interior of the home has practical spaces featuring light-filled and well-proportioned rooms. The accommodation comprises an entrance hall, sitting room, kitchen, dining room, study, utility room, and a bedroom with an ensuite. Stairs lead up to three additional bedrooms and a family bathroom.

The front door opens into a light-filled hallway, which opens into an elegantly proportioned sitting room. This room features a fireplace and benefits from dual aspect windows, with French doors opening out to the garden.

A door from the sitting room leads to the well-proportioned dining room, where a large window fills the space with natural light. An inner hall provides access to the recently refitted kitchen, a fantastic space with quartz work surfaces, ample storage, and a fitted Rangemaster range cooker, complete with a cooker hood above and an integrated dishwasher. The kitchen also opens onto a terrace, which overlooks the garden, making it ideal for al fresco dining.

Additionally, off the inner hall, there is a useful utility room for extra storage and a study that overlooks the garden, providing a peaceful and quiet space for work or reflection.

Completing the ground floor is a spacious bedroom with built-in storage, an ensuite shower room, and French doors that lead directly to the garden.

Stairs lead up to a split-level landing. To the east, there is the triple-aspect principal bedroom, which enjoys delightful views of the surrounding countryside and has an en suite shower room. There are a further two double bedrooms with amazing views and a family bathroom.

Outside
Ambelie is set back from the road, approached via a shingle driveway. The front of the property offers ample parking space, with mature trees providing a sense of privacy and seclusion. To the rear there is a delightful garden, which has lawned gardens, shrubs and a paved terrace, an ideal spot for enjoying the summer months. Completing the outside is a large storage shed and workshop.

Location

Ambelie occupies a superb rural location, in the popular village of Friston, known for it's Georgian post mill, the tallest of its type in England, and home to the well regarded Old Chequers public house.
