Elegantly presented throughout, the property displays many period features and offers well balanced accommodation extending to over 2,200 sq ft, with two classically proportioned reception rooms with Victorian fireplace and bay window, with the rear room benefiting from doors to the garden, and beyond is the fitted kitchen and dining room. The ground floor is completed with WC.

A basement below provides a multi-purpose storage space, whilst set off a central first floor landing are two double bedrooms, the principal enjoying far reaching views across the town. In addition, there is a generously sized bathroom with laundry provisions, along with separate WC.

The staircase continues to the second floor offering three further bedrooms along with an additional bathroom.

The property benefits from a modern gas-fired central heating system.

OUTSIDE

To the front is a parking area for numerous vehicles, with a useful garage/workshop positioned to the side.

Situated to the rear of the house, and accessible from the kitchen and reception room, is a paved terrace, orientated to the south-east which connects to the established terraced garden, which is laid mainly to lawn and borders mature Holm Oaks.

LOCATION

With its position on Constitution Hill, the property is located in a popular and sought after area of Ipswich, just a few minutes’ walk from the well-reputed Ipswich School along with the beautiful Christchurch Park to the east.

The town centre, with its full range of shopping and commercial facilities including pubs, restaurants, shops and offices, is within easy walking distance, together with the town’s rail station from which there are regular main line rail services to London’s Liverpool Street Station in about 70 minutes.

Ipswich is bypassed by the A12 and A14 dual carriageway, which link to London’s M25, Stansted Airport as well as Cambridge and The Midlands. Recreationally there are numerous golf courses on the edge of town, whilst the East Coast, Orwell and Deben Estuaries offer a wide range of water sports opportunities.
