Description

Rosedale is a late Georgian village house, built on classic lines with local Blue Lias stone under a hipped Welsh slate roof.

The very attractive main south elevation has sash windows with heavy stone lintels and a central door set in semi-circular arch under a glazed fanlight. The house is extended with a west gable which is linked by an archway to an adjacent building providing scope for various uses.

Internally the house has generous accommodation with period details including slate and oak parquet flooring, window shutters, wall lights and attractive coving and other plasterwork.

Also, it is extensively fitted with excellent storage units throughout. These include kitchen units, bookshelves together with bedroom and bathroom furnishings.

The front door opens into a reception hall with parquet flooring and a bank of cloaks cupboards. To the left of the hall is a library with parquet flooring, fitted bookshelves and a a cast iron fireplace with an inset gas fire.

On the opposite side of the hall is a large double drawing room (combining two rooms) with parquet flooring, a double aspect and again, a gas fire in a cast iron fireplace with a timber surround. This being flanked by recessed display alcoves.

At the rear of the hall is a staircase, a cloakroom (with basin and loo) and a doorway into the dining room. This has slate tiled flooring, fitted cupboards and leads through into the kitchen. & breakfast room.

This is a good size room with slate flooring, extensive fitted units, tiled work surfaces and integrated appliances including a 5 ring gas hob, extractor, 2 ovens and a microwave. There’s plenty of space for a table and chairs and also a back stable door to a rear courtyard.

First floor

The staircase rises to a large central landing serving 4 double bedrooms and the bathrooms.

The principal bedroom (southwest) has extensive fitted wardrobes and cupboards and a large very well appointed bathroom. This includes a basin, bidet, loo, bath (with marble surround and mirrored wall), tiled shower cubicle and dressing table with mirrored wall and cupboards.

There are three other bedrooms with two having fitted units.

These bedrooms are served by a bathroom having a basin, loo and bath with a tiled surround.

Possible enlargement

The owner considers that the attic area is big enough for a sizeable conversion - without needing any extensions to the roof. Also, there’s scope for a conservatory extension, perhaps linking to the shed.

Any such works would require planning and building regs. consents.

Studio

The house has a cobbled rear courtyard with a stable door to the kitchen. A stone staircase leads from the courtyard up to the studio. This is a splendid room which has a shower and a cloakroom with loo and basin making it ideal for many uses including a 5th bedroom, home office, etc.

Other buildings

An archway on the west side of the house links the rear courtyard to the front of the house. On the side of the archway is an outbuilding, again ideal for many uses.

Across the courtyard is a double open fronted car port with a small storeroom.

Outside

The house faces south onto its own well planted mature gardens with hedges and stone walls. A small gate opens from the garden to Queen Street. At the end of the garden is a driveway – Rose Court - which runs around the gardens and to the rear courtyard on the north side of the house. This driveway is owned by Rosedale and provides lots of parking. There are two houses with each having a right of access over the drive.

The driveway enters the rear courtyard and then continues to high, double timber gates opening onto Queen Street.

In front of the house is a large terrace leading to a lawn with rose and shrub beds and mature trees. A hedge screens another the kitchen garden which has a greenhouse and apple trees.

Pathways meander through the well planted and well landscaped gardens and one leads from the parking areas to the front door.

P.S.

A few extra comments

Mortgages – we can help.

Bridging loans – We can help.

Moving house is complicated and stressful when a sale and purchase needs to be tied together in terms of finance and timing.

Sometimes we can negotiate an agreement to suit both sellers and buyers.

Sometimes a bridging loan can solve problems and remove stress.

The firm has offices in Wells, Somerton and Castle Cary and covers a wide geographical area. The focus is to deliver a high level of service to clients to achieve the best sale or rental possible within a set timescale. The importance of widespread advertising and effective marketing is recognised and with each property, an individual campaign is planned. Ongoing discussion with all parties including solicitors ensures an agreed timetable is maintained and hitches are anticipated when possible and addressed with action taken if necessary. Focusing fully on sales and letting and not being burdened with “head office” costs Roderick Thomas is able to offer highly competitive commission rates on all agency terms. These include: Sales SOLE SELLING RIGHTS – one agent is instructed to sell a property and a commission is paid to the agent on completion of the sale. JOINT AGENCY – two (occasionally more) agents are instructed. They work in conjunction and share the commission on completion. The rate is usually higher than the sole agency.
