Residential development
Features and description
Plas Glynllifon is a Grade 1 Listed mansion of historical importance. Its current form was built between 1836 and 1848, with an extension added in 1889–1890. The house is a neoclassical, three-story building with a service courtyard to the west and a symmetrical facade on the south side. It is constructed of stone with rendered elevations and a slate roof, with rendered chimney stacks and an Italianate water tank. The house has around 102 rooms.
Originally the seat of the Newborough family, Gynllifon was later used as offices and dormitories for the nearby agricultural college. In 1969, Plas Glynllifon hosted the Ball of the Investiture of the Prince of Wales at nearby Caernarfon Castle. Since 2000, the house has been privately owned with hope for development into a five-star country-house hotel and wedding venue. Partial renovations took place in 2000, followed by more extensive work from 2016. Although areas have been modernised, parts are in varying states of disrepair and will be in need of renovation but this offers an exceptional opportunity to restore a stately home whose expansive rooms, boast original features such as ornate fireplaces, high ceilings, and stunning windows that flood the space with natural light. This unparalleled opportunity is ideal for conversion into a boutique hotel, wellness retreat, or private event venue, capitalizing on the growing demand for unique and luxurious accommodations (subject to the necessary consents).
Plas Glynllifon is surrounded by exceptional gardens and woodland that have been designated as a Grade I Historical Garden and a Site of Special Scientific Interest (SSSI) by Cadw and Natural Resources Wales. Included in the sale are approximately 16 acres which feature a wooded, sloping area to the rear, a canalised section of the Afon Llifon running through the middle, and a lawn area to the front. To the side of the property is a level parking area with space for approximately 30 to 50 cars. It is understood that there are rights of access over the roads of the Glynllifon Estate, providing access to the property. A bat survey has been produced and can be provided by request.
