A dream seaside retreat with stunning sea views which reach along the coast from east to west, this beautiful 2 bed luxury apartment, which was once a 3 bed, is on the prime, southeast corner of a fine Regency terrace on Kemptown’s famous seafront. Reached by lift with double glazing, this immaculate, sun-lit home is a rare find and offers a sophisticated, one level lifestyle just 10 mins drive from Brighton Station’s direct trains to Gatwick and London and about 7 by cab (or a scenic 20-25 min seafront stroll) from the picturesque cultural heart of the city. Opposite beaches with café bars, a lido, yoga centre, and sauna-spa to explore, the café culture of Kemptown Village, which hosts the County Hospital is around the corner and major employers are easy to reach.

Reconfigured into glamorous apartments in the 1980’s, inside, 110.12m2 (1185.32 sq. ft.) blends period proportion with quiet comfort which includes ample, custom made storage throughout. A classic beauty, the elegant living dining room embraces views over open water, so it is completely private, and there’s an easy flow to the high spec, fitted kitchen for entertaining. Across the hallway, the spacious guest room doubles as a home office with oblique views to the sea- and once three bedrooms, it offers options to re-instate the 3rd bedroom or create a home office. Next door, a stylish shower room has a Mira Excel shower, so water pressure shouldn’t be an issue, whilst full of sunlight streaming through windows to the south and the east, the private principal bedroom is all about relaxing in a glorious, waterfront setting.

Tucked away from the tourists with a weekly farmer’s market in the grounds of St George’s Church (which also hosts arts events during our festivals), the village is a great spot to be with cafés, bistro bars and independent shops including a bookstore and ice cream parlour as well as a small supermarket and a pharmacy. A few mins from the Marina, St James’s Street which hosts Pride or the South Downs National Park– on foot, by bus or car, now is the time to buy with substantial restoration of the Victorian walkways taking place on the seafront.

Why you’ll like it:
Although the seafront setting is fashionable, this sophisticated apartment has a rare balance between vibrant amenities around the corner and quietude. Set well back from the coast road behind a garden and service road with permit parking, it is a stone’s throw from the beach, but as the entire building was re-configured in the 1980’s there is good quality insulation, double glazing and the grand entrance, which is tucked away on a side street is secured by an answer phone system and has a modern lift.

Inside the apartment, inviting proportions are sensitively based upon those of the original Regency building, and a hushed hallway is lined with organised bespoke storage including deep cupboards and pull out shoe/scarf/hat shelving. Ahead, double doors sweep into the beautiful living dining room where calm decoration keeps the focus firmly on the magnificent sea views which pour through triple windows which follow the graceful south frontage of the building. On entering the room all you can see are rolling waves and the sky, and on drawing closer, holiday views of people enjoying the beach, the glittering pier and yachts leaving the harbour are revealed. With 6.18 x 5.43m (20’3 x 17’9) for comfortable evenings or stylish entertaining, guests can relax in total seclusion in this elegant eyrie which is always light and inviting.

Next door, the high spec kitchen is bright and cheerful with open views over gardens by day and glittering views of distant homes and the hospital, high on the hill, coming to life at night. Well planned for every day but also perfect for parties, streamlined units are topped by practical surfaces and it is good to go with a Smeg touch induction hob beneath a hood, a Neff combi grill/oven and fan oven at eye level (which also prevents heavy lifting when catering for large numbers), there’s a pull out larder as well as an integrated fridge and freezer. Plumbing is in place for a dishwasher and washing machine and there’s extra, undercounter space for a wine cooler or extra fridge or freezer.
Facing east for the morning light and oblique views of the English Channel, the guest bedroom is a peaceful refuge. Shimmering in designer paper with space for quiet study even with a large double bed in situ, this room, which now spans 5.22 x 3.85m (17’1 x 12’7), was once 2 bedrooms – and the current owners have retained the 2nd door should you decide to reinstate the 3rd bedroom.

Central to the apartment, the stylish shower room is decorated in the colours of the sea and has a Mira Excel Shower, shaving point and warming rails for towels.

Spreading its wings across the prime, southeast corner with views which take your breath away, the principal bedroom stretches a majestic 5.82 x 4.21m (19’1 x 13’9). With custom made wardrobes to fill is all, this luxurious refuge is all about relaxing in a simply stunning setting, where you can follow the sun from its rise over the white cliffs of Seaford Head to its setting over the bay of Worthing.

Agent says:
“This glamorous apartment is a rare find in an exclusive seafront terrace which combines period grace with contemporary comforts. Opposite the beach and between the pier and marina, this is a very fashionable area of the city with a friendly, village atmosphere – but within an easy walk of the Royal Pavilion and picturesque, historic centre.”

Owner’s secret:
“Opposite the sea, mesmerising views change every day and during summer, it is like being on holiday all the time with sunshine pouring in and people having fun on the beach! The Village has all you need, including St George’s Church which hosts music events and talks during festivals, and it has an abundance of good restaurants and bistro bars to try although you can also stroll to the arts venues and restaurants of the Lanes or to the waterfront restaurants, casino, health club and cinemas of the Marina – or take a cab or bus. Queen’s Park has a pond and tennis club whilst East Brighton Park leads to fantastic countryside walks (and has a café for breakfast after). Although you don’t really need a car here, a great bonus is that zone H has no waiting list and you can also buy visitor permits for guests.”
