The Property

Set on an elevated plot with a stunning backdrop of Oxshott Heath, this unique property offers a rare and exciting opportunity for transformation. With planning permission (ref:2024/2351) already granted for a complete redesign and extension, this is a chance to create a substantial family home in one of Surrey’s desirable locations.

The existing house currently offers four bedrooms, including a principal suite with en-suite shower room, three spacious reception areas, a bright conservatory, and a generous open-plan kitchen/dining area leading to the garden. A double garage, side access path, and large brick-paved driveway provide ample parking and enhance the home’s current footprint.

However, the true value lies in the potential. Approved plans allow for a comprehensive architectural overhaul, taking full advantage of the home’s elevated position and the tranquil, wooded surroundings of Oxshott Heath. The garden, which is currently sloped, has been thoughtfully reimagined in a set of exceptional landscaping designs, ideal for those inspired by ‘Grand Designs’-style living. With tiered levels, mature trees, and lush planting, the vision includes a dramatic wraparound entertaining terrace and seamless indoor-outdoor flow.

The fully boarded loft and generous plot size further enhance the scope for development (STPP), allowing buyers to realise their dream home in a peaceful yet connected setting.

Location
Lebanon Drive is perfectly positioned just 0.6 miles (approx. 13 minutes’ walk) from Oxshott village centre and mainline station, with fast services into London Waterloo (approx. 40 minutes). The nearby town of Cobham offers an excellent range of shops, boutiques and restaurants, including The Ivy Brasserie and Waitrose. The property is ideally situated for access to the A3 and M25, providing links to central London, Heathrow, and Gatwick.

Families are well-served by a selection of leading private and state schools, including Danes Hill, Reeds, ACS International School, and Notre Dame. With an abundance of leisure and sporting facilities in the area, this is a superb location for family life.

NEW NAME. SAME COMMITMENT In 2021, my sister Claire and I took over the business that our father established in 2002. Since then, we’ve been on an incredible journey – and one that culminated in 2023 with a rebrand that saw us change from Grosvenor Billinghurst to Grosvenor . However, our new name quickly caught the attention of an asset management company, with a similar name, and we entered into legal discussions. Of course, being faced with this predicament so soon after launching a new identity was initially a blow; we had invested a lot of time, money and energy into the rebrand. But after really reflecting on the name Grosvenor in the context of the direction the business is now heading in, this new problem became an exciting opportunity. Firstly, Grosvenor was simply a name chosen by our father many years ago. It had no real bearing on who we are as a business today. Nor did it have any direct links back to Claire and I as owners. Furthermore, as a second-generation family business, it’s our name that is, as they say, above the door. And it’s our name that’s important when it comes to driving the business forwards – not Grosvenor . So, whilst the decision to change our name for a second time in 12 months was initiated by external factors, we’re glad that it’s happened. Now, the values that form the foundation of the business are no longer ascribed to Grosvenor, but to Davies Property Partners – our new (and final) name. With our family name now at the centre of the business and this newfound opportunity to celebrate our roots, we feel more invigorated than ever. As a family-owned and managed business that’s started a brand-new chapter, we now look forward to continuing our journey and being part of yours as you embark on your next chapter – either as a seller, buyer, landlord or tenant.
