This delightful period listed cottage in the heart of the Surrey Hills, is packed with character and original features. This cosy 400 year old home has been really well looked after by its current owners, whose family have owned the property for generations.

The front garden (with shed) has a path leading to the porch. Through the front door you are welcomed into the cosy sitting room with inglenook fireplace (not working), a wealth of beams and other period features. It has views over the village green with its picturesque stream and cricket pitch.

The bathroom has a bath with shower over and WC.

The kitchen has recently been updated and is bright and airy with a range of units, fridge/freezer and microwave. It enjoys a view from the window above the twin belfast sink of the garden, stream and village green.

At the rear of the kitchen is a room currently used as a pantry/storage with access to the rear door into a cottage style courtyard which is a haven for flowers and ideal for summer evenings, with a small pond area. Up the steps you access a large garden which is ideal for growing veg, with Greenhouse and a lawned area with its view over the valley. (See the video shared by kind permission of the owners).

Up the cottage stairs case there are three bedrooms, one large double, one small double and a single on the first floor each with feature fireplaces restored to show their original character.

The cottage is located in the pretty village of Abinger Hammer just yards from the village shop, Annie’s Tea Room and the Kingfisher Farm Shop with its wonderful locally sourced produce.

There are several excellent pubs nearby, and two in Gomshall (less than 1mile away). Surrounded by hundreds of acres of open access countryside this cottage is ideally located for exploring the Surrey Hills on Foot or by Bike (road or MTB).

Gomshall train station is 0.7miles from the cottage and goes to London Bridge & London Victoria (1 change). There is a bus stop yards from the front door with an hourly service to Dorking and Guildford. By road Guildford is 20mins away.

Available from 1st April or before.

To arrange your viewing of this lovely cottage call the agent on Ext 125.
