A detached family home in the highly desirable Windrush Valley, with lovely gardens, paddock and pretty village views.

Description

Set in the heart of the picturesque village of Windrush, The Laurels is a generously proportioned, detached family home with masses of character. Though a modern build constructed in the 1990s, the house has an older appearance which blends perfectly with the period properties of the village. Character features continue internally, such as mullion-style windows, an open stone fireplace, exposed beams and stone detailing adding to the country house feel. The décor is beautifully presented and fits well with the semi-rural setting of the house, including a farmhouse style kitchen and a fabulous reception room which provides ample space for entertaining. Families will appreciate the spacious layout, offering two separate reception areas for formal and informal occasions, plus the added benefit of a home office for working from home, which would equally make a great snug or play room. A utility room provides a separate space for laundry machines.

Upstairs, all four bedrooms are a good size and benefit from built-in wardrobes. The principal bedroom is en suite, with a shower, separate bath and twin vanity, and there are two further bath/shower rooms at either end of the house.

Outside
The Laurels has a prominent position within the village, with a gated entrance opening to a large driveway at the front of the house where there is space for a number of cars and access to a detached double garage which has a useful studio space above; the latter can be accessed from the rear garden via an external staircase. The rear garden is attractively landscaped into a number of areas, including parcels of lawn, herbaceous borders, paved terraces and paths which lead to sheds and seating areas. A pedestrian gate inset within the far wall opens to a Paddock of approximately 0.8 acres to the rear, over which there is access to footpaths. The garden backs onto the village church and enjoys pleasant rural views. An additional paddock of approximately 0.5 acres is available by separate negotiation.

Location

The village of Windrush lies on the Gloucestershire/Oxfordshire border between Burford and Northleach, with wonderful rural views across land owned by the National Trust and Barrington Park. The village lies in the beautiful Windrush Valley within the Cotswold Area of Outstanding Natural Beauty and has a lively community and village hall which hosts local events. The Windrush Valley Summer Fete is a highlight of the village calendar.

The surrounding countryside is particularly pretty and unspoiled with many excellent footpaths for long walks. Nearby Sherborne offers an award-winning village shop, tearoom and a primary school. Northleach and Burford provide everyday shopping and banking amenities whilst the larger centres of Cheltenham and Oxford provide more extensive shopping, leisure and educational facilities. The A40 provides access to London, Oxford and Cheltenham and there is a mainline station at Charlbury with regular services to London Paddington.
