Accommodation

Plotgate Cottage is a delightful semi-detached home built from local Blue Lias stone, and situated in a tranquil rural setting in the desirable village of Barton St David. This Grade II Listed property has been thoughtfully renovated by its current owners to create a wonderful blend of historic charm and modern comfort. Surrounded by picturesque cottage gardens that seamlessly merge with open countryside, the home enjoys idyllic views of Glastonbury Tor.

At the front of the property, a stable door invites you into a fully enclosed entrance porch, a practical space for storing coats, and mucky boots. From here, you step into the heart of the home—a spacious, open-plan kitchen, dining, and living area. Exposed wooden beams give a rustic warmth to the room, while an imposing inglenook fireplace with a wood-burning stove serves as the focal point. The bespoke kitchen features integrated appliances and generous storage. Light Minerva worktops and a tiled backsplash complete the look. Natural light floods the principal reception area through windows overlooking the front and rear gardens. A stable door at the rear provides direct access to the rear garden, where the idyllic setting is complemented by far-reaching views of Glastonbury Tor.

Also on the ground floor is a versatile additional room, perfect as a study or snug. Original flagstone floors and an open fireplace add character, while a window and stable door to the front aspect flood the area with light. From here, a staircase rises to the first floor where there are three bedrooms and a bathroom.

Two of the bedrooms are comfortable doubles, and the third room again a spacious single room. The bathroom has stylish wood panelling, sleek wall tiles and traditional sanitary ware in keeping with the cottage's country modern aesthetic.

Outside

Wrapping around the property, there are pretty cottage gardens with lawned areas as well as plenty of private spots in which to sit and enjoy the sunshine and views. The rear garden takes in the cracking outlook of the Tor, while the front garden enjoys a south westerly outlook.

There is a driveway over which the property enjoys a right of access that leads to a parking area, turning bay and carport which is owned by the property.

About the area

Barton St. David is a small yet popular Somerset village with a thriving pub called 'The Barton Inn' which runs themed daily food from Pizza to Greek-style kebab nights. In addition there is a local farm shop, village hall, playing field, and both beauty and hairdressing salons. 'Barton' as it is locally referred to is a quiet, tucked away village close to the other villages of Butleigh, Baltonsborough and Keinton Mandeville which are within a couple of miles and together have a friendly, diverse community and a wide range of amenities. These include several churches, village shops, Post offices, café, pubs, several well-regarded primary schools and various sporting and other clubs and associations.

Nearby are the small towns of Somerton, Street, Glastonbury and the City of Wells. They are all popular residential areas whilst all differing in character and providing for most needs and interests. The larger centres of Bath, Bristol and Taunton are also within commuting distance.

“The Newt in Somerset” just outside Castle Cary is home to beautiful countryside walks set in the grounds of a Georgian country estate. Within the estate there are a Hotel & Spa, Farm shop, restaurants and house & garden shop. Castle Cary is the nearest railway station with its direct line to Paddington and the A303 road link is a few miles south.

About Us Roderick Thomas is an entirely independent firm with decades of experience selling and letting residential property. The firm has offices in Wells, Somerton and Castle Cary and covers a wide geographical area. The focus is to deliver a high level of service to clients to achieve the best sale or rental possible within a set timescale. The importance of widespread advertising and effective marketing is recognised and with each property, an individual campaign is planned. Having attracted buyers the next stage is negotiation and the firm prides itself on securing an agreement on the best terms and then progressing the sale to completion.  Ongoing discussion with all parties including solicitors ensures an agreed timetable is maintained and hitches are anticipated when possible and addressed with action taken if necessary. Focusing fully on sales and letting and not being burdened with “head office” costs Roderick Thomas is able to offer highly competitive commission rates on all agency terms. These include: Sales SOLE SELLING RIGHTS – one agent is instructed to sell a property and a commission is paid to the agent on completion of the sale. JOINT AGENCY – two (occasionally more) agents are instructed.  They work in conjunction and share the commission on completion.  The rate is usually higher than the sole agency. MULTI-AGENCY – two (or occasionally more) agents are instructed.  They work in competition and only the agent who sells receives a commission on completion.  Again this is usually at a higher rate than sole agency (but not always). All prospective sellers are invited to contact Roderick Thomas to discuss the sale of any property. Lettings We offer landlords a full residential lettings service covering every aspect of the market. This includes finding tenants and agreeing terms and this can be extended to include rent collection and full management if required. Each case is assessed individually to suit a client's needs.
