We are pleased to offer to auction this well proportioned modern steel frame modular roof pod built to the highest standard. The unit is being sold as seen and is for removal and re-delivery by new owner.

The steel frame has been designed to be sat either on its own or on top of a rectangular ground floor pod. But there is no reason why this could not be bolted onto a steel frame/timber frame or traditional construction (brick and block) property.

The entire unit is roofed and subject to some cladding, some minor plaster boarding, being connected by a suitably qualified electrician and plumber, could be made ready for use.

The unit comprises: -entrance hallway; landing; double bedroom and en-suite bathroom. The quality of the construction is some of the best you will see for a modular unit and the owner confirms the walls and roof are highly thermally efficient. The property comes fully fitted with uPVC double glazed windows, centrally heated radiators and a full bathroom suite fully fitted with wet walling!

This unit could suit a variety of users for those that have land to locate such a property from schools, farms, commercial spaces etc. The unit could be modified by the buyer in multiple ways adding windows external doors into side elevations, moving stud walls, connecting to other pods or suitably sized buildings.
