Starting from the garden gate, you wander up the pathway to the front door, where there is a useful lobby as you enter to store coats and shoes. Additionally, there is also a stable door giving access to the kitchen if you prefer, which is especially useful if you have a muddy dog or shoes. A central staircase divides the 2 sitting rooms. Both are focussed around a Bath stone fireplace and one already has an inset log burner. You could use one as a dining room and another as a cosy sitting room or study space. The choice is yours. On one side a long country style kitchen offers space for a low level fridge and freezer as well as the essential dishwasher. A stable door takes you out on to the garden for enjoying a cup of tea of evening drink to watch the sun set.
Upstairs are 2 bedrooms. The main bedroom is a good sized double room with built in wardrobes and a double glazed sash window to the front. The garden has several areas for seating but the best one for a sundowner will be the top area of decking where you can watch the sun set over Bath in the distance. An area of lawn is framed by cottage plants and an old stone wall, and can be surprisingly private is areas. Parking is easily found on street and at one time, the studio was a garage so a dropped kerb is in place. To re instate the parking area, an area of stone wall would need to be removed, but on street parking is unrestricted and easy to find.
Set in a central location within Bathford village, all amenities are within walking distance. A hop skip and a stroll away is the extensive playing fields, play park and, for longer walks, Browns Folly nature reserve and further countryside areas. Bathford is one of the most sought after villages in the area, partly due to its close proximity to the Georgian city of Bath, but also due to its local community feel. Village facilities include a social club, volunteer run village shop, the popular Crown village pub which offers wonderful food options, an outstanding rated primary school, C of E Church and village hall. The buses run very regularly to Bath and the riverside walks and nature reserve on your doorstep make this a fabulous oasis in the countryside. Access to the M4 for the road network is excellent and also the main line rail station in Bath is an easy commute away.
