Option 1

Cuddle's Field - named after Cuddle's the donkey who lived there in times gone by, is available for sale. The site which neighbours St Cuthbert's Church, measures around 1818 sq metres and occupies a pleasant position in Shotley Bridge.

Our clients have previously sought pre application advice from the planning department at Durham County Council who thought favourably on a proposal of up to 5 residential units on site, although a recent planning application for 2 deteched houses was rejected by Durham county Council

The access to the site would be off Church Bank and over land owned by third parties and our conversations with them have indicated that they would be amenable to proposals, subject to fee's.

Cuddle's Field is situated just off Benfieldside Road and close to the centre of Shotley Bridge, within easy reach of Blackhill, both of which have some shops and cafes, as well as renowned schools including Shotley Bridge Primary schools. It is approximately two miles from Consett town centre, which has further amenities, and there are excellent road links to Durham and Newcastle - both within 15 miles - and across the River Derwent into Northumberland.

There are popular countryside walks and cycle routes nearby, including the Derwent Walk and the Coast-to-Coast track.

OPTION ONE – On the fall of the electronic gavel the buyer pays a 10% deposit to The Agents Property Auction Limited subject to a minimum of £3,000. Where sales are agreed prior or post auction and The Agents Property Auction Limited are in possession of a legal pack, exchange occurs on the buyer signing the Auction Contract, payment of the deposit and The Agents Property Auction Limited completing their customer due diligence. Completion is to occur within a further 28 days of the exchange.
