The surrounding area is traversed by a network of footpaths which wind through the beautiful Somerset countryside.

Description

No.5 is an attractive building with cedar cladding, and slate roof. The properties were designed by an award-winning local firm to be sympathetic to the surroundings, and much of the original landscape including trees and hedgerows have been retained to create a tranquil and appealing mews setting.

The house is very light and airy, with east facing French doors and large west facing windows on the ground floor, which allow the sunlight to flood in morning and evening. Internal oak doors, engineered oak floors and Mandarin stone tiles, with wool carpets in bedrooms, set an understated, quality tone.

The air source heat pump, underfloor heating on the ground floor, radiators upstairs, and high performance windows creates an excellent economic EPC rating of 83 (B) and it has time and temperature zone control.

The welcoming, large living area is open plan with sitting, dining and kitchen areas and there are floor to ceiling windows and French doors to the garden.

The kitchen area has fitted units, an oak worksurface and breakfast bar, and integrated appliances including an undercounter fridge, freezer, dishwasher, washing machine and Neff oven, hob and extractor.

Stairs rises from the hall to a bright landing lit by roof lights. The stunning principal room has steps down to a dressing area which has ample built-in wardrobes and an ensuite shower room. The second bedroom also has a built-in wardrobe and loft access. In addition there is a family bathroom.

About the area

Wookey is a quaint country village situated in a highly desired location. The village itself has all day-to- day necessities, including Wookey Hub – a café with a small shop. It is favoured among locals and even has 5/5 on trip advisor. They sell everyday essentials and lots of local produce. There is a primary school in the village, a walkable distance from our new site, with secondary schools Wells Blue and Wells Cathedral in easy reach. Millfield School, one of the UK’s leading independent schools is just 7 miles away.

There are also three pubs in the village – definitely a necessity – and a sub-Post office. Wookey is also only a 5-minute drive from the city of Wells, where you can find supermarkets, high street shops and lots of things to do. Wookey is on the bus route between Wells and Wedmore.

Wells is the smallest city in England (population about 11,000) lying in beautiful countryside between the Somerset Levels and the Mendip Hills – an Area of Outstanding Natural Beauty. Wells medieval centre has local markets twice a week, good restaurants, a thriving high street and many important ancient buildings, including the Cathedral and moated Bishops Palace and gardens.

There are four major supermarkets on the edge of the city. Wells Leisure Centre has the usual facilities of a gym and swimming pool to add to Wells Rugby Club, Tennis club, Bowling club and Golf course.

Throughout the year Wells hosts festivals for Music, Literature, Art and Food, and has twinned links with Burgundy, the Rhineland and Northern Italy. There are many societies and clubs for those who would like to join a diverse social community.

The major towns of the area, Bristol, Bath, Taunton, and Yeovil are all within commuting distance. Wells is a transport hub for bus services, including daily services to London. Mainline trains run from Castle Cary and Bristol International Airport is 35 minutes drive away.

About Us Roderick Thomas is an entirely independent firm with decade of experience selling and letting residential property. The firm has offices in Bristol (Clifton), Wells, Wedmore and Castle Cary and with its networked associate office in London covers a wide geographical area. The focus is to deliver a high level of service to clients to achieve the best sale or rental possible within a set timescale. The importance of wide spread advertising and effective marketing is recognised and with each property an individual campaign is planned. Having attracted buyers the next stage is negotiation and the firm prides itself on securing an agreement on the best terms and then progressing the sale to completion.  Ongoing discussion with all parties including solicitors ensures an agreed timetable is maintained and hitches are anticipated when possible and addressed with action taken if necessary. Focusing fully on sales and letting and not being burdened with “head office” costs Roderick Thomas is able to offer highly competitive commission rates on all agency terms. These include: Sales SOLE AGENCY – one agent is instructed to sell a property and commission is paid to the agent on completion of the sale. JOINT AGENCY – two (occasionally more) agents are instructed.  They work in conjunction and share the commission on completion.  The rate is usually higher than the sole agency. MULTI AGENCY – two (or occasionally more) agents are instructed.  They work in competition and only the agent who sells receives a commission on completion.  Again this is usually at a higher rate then sole agency (but not always). All prospective sellers are invited to contact Roderick Thomas to discuss the sale of any property.
