This house has clearly been much loved and improved by the current owners who've lived here for 18 years.  It's rare to find such a substantial 3-bedroom house - 2,500sq ft!  Built in 1939 the rooms have impressive dimensions, and given the chalet style of the house, there is potential to add a fourth, and even a fifth bedroom (STPP) on the first floor if you wanted them.   Add to this some late 1930s character, 1/4 acre of mature secluded gardens and the possibilities for this home's new owners are almost endless...Here's exactly what it currently has to offer - room-by-room...

COVERED STORM PORCH  - solid wood & part stained glass front door opening to the porch with a side aspect double glazed window and wood casement door to the hallway.

ENTRANCE HALL - With original oak parquet flooring, and a storage cupboard housing the consumer unit.  Tucked around the corner is the wooden staircase and double ceiling height above leading up to the first floor accommodation and doors to the principle ground floor rooms.

KITCHEN/BREAKFAST ROOM - As soon as you walk in to this well proportioned room, your eye is drawn straight to the internal window ahead of you with its view directly through into the conservatory and the rear gardens beyond.  This is a lovely big sociable space, perfect for chatting away with friends and family, with a glass of wine and making Sunday lunch!  The vendors added a recessed fireplace and a fabulous log burner, which also makes a real quirky and cosy addition and adds to the ambience.

Brilliantly equipped with a full range of solid oak limed wall and base units with soft closing cupboards and drawers and glass fronted display cabinets.  Sleek black granite worktops and peninsula breakfast bar, one and a half bowl composite sink basin with a drainer and mixer tap, an integrated dishwasher, a space for a range cooker with a splashback and overhead extractor hood.

Two further windows to the side fill the room with additional natural light.  There's a big storge cupboard, recessed shelves, tiled flooring, and plenty of ceiling spotlights. A stable door leads through to the garage and the utility.

UTILITY ROOM - Accessed via an inner hallway that leads from the kitchen and also gives access to the garage.  This is a very generous size room!  Fitted with base units and wall to wall worktop incorporating a composite sink basin with a drainer and mixer tap and providing space and plumbing for a multiple washing machines, tumble dryer and a dishwasher.  The room has grey wood laminate flooring and a uPVC double glazed door to the rear garden.

CONSERVATORY

Accessed either via the lounge or the utility, this light, bright room has three solid walls, with an apex UPVC and glass conservatory roof.  A generous set of French doors open directly onto the patio area and rear gardens making this a lovely well connected space.  There's even an internal window through into the kitchen so you can be in the conservatory but still stay in touch with whatever's going on in the kitchen!  So much so that we have even highlighted, how easy it might be to knock through and open up the kitchen and conservatory into one big open space (STPP and Building Regulations). Please see the Virtual Tour videos for our thoughts.

LOUNGE

This is an impressive room and the expanse of original parquet flooring makes it feel warm and inviting.  Sit and look out through the French doors that open directly onto the patio and garden, or cosy around the contemporary fireplace that sits proudly in the centre of the main wall.  What ever the season, this room makes the very best of it.  The current owners have added a door through into the conservatory so if you're entertaining, guests can spill out and through into the garden.  The conservatory links perfectly through to the utility and the kitchen so this whole area of the house has a fabulous flow.  Our virtual tours, and floorplans help to illustrate this as well as highlighting even further potential to open up the ground floor space.

DINING ROOM

A further flourish of that gorgeous parquet flooring, coupled with the original 1939 marble surround fireplace and two feature Rennie Mackintosh style stained glass windows all work together to make this room an absolute delight.  A large bow window to the front, fills the room with natural light and overlooks the stone balustraded terrace and enclosed lawns to the front.

BEDROOM 3 - Spacious double sized bedroom with impressive double glazed bow window to the front, overlooking the secluded and pretty front gardens.  The room is fitted with wood laminate flooring and radiator.

BATHROOM - Modern suite comprising a Jacuzzi bath with a shower attachment and a glass screen, a wash hand basin, a frosted side aspect double glazed window, tiled flooring and splashbacks and a heated towel rail.

SEPERATE WC - Separate low-level WC with a frosted side aspect double glazed window and tiled flooring.

FIRST FLOOR LANDING - With a front aspect double glazed window and view over the flat roof above the Lounge and the rear gardens beyond.  A radiator, an eaves storage cupboard and doors to bedrooms one and two and the WC.

BEDROOM 1 - Spacious double sized bedroom with a side aspect double glazed dormer window, wood laminate flooring, a radiator, a built-in wardrobe with sliding mirror doors and a door to the en-suite shower room.

ENSUITE SHOWER ROOM - Modern suite comprising a step-in glass shower enclosure, a low-level WC, a floating effect vanity unit incorporating a wash hand basin, a side aspect double glazed window, tiled flooring and splashbacks and a heated towel rail.

BEDROOM 2 - Double sized bedroom with a front aspect double glazed dormer window, wood laminate flooring and a radiator.

WC - Comprising a low level WC and a frosted double glazed window to side.

EXTERNAL

Parma is set well back off the main Faversham road, so much so, you can really only see glimpses of the property as you drive past.  It's well tucked in behind mature trees and hedging.  Turning off the Faversham road, there's a small private slip road, providing shared access to neighbouring property driveways, and Parma is the first driveway on your left.  The slip road provides useful additional parking for visitors.  The driveway sweeps round to the front entrance providing ample parking either in front of the garage at the side of the house, or directly outside the front door.  The front garden is laid to lawn with a central Magnolia tree which looks spectacular in the Spring time.  It stands proudly amongst a variety of flowering shrubs and mature hedging.  Striking Neo-classical stone balustrading frames a tiled terrace area to the right of the main door, directly in front of the dining room. I can imagine hosting 'pre-drinks on the front terrace', before heading inside for dinner with friends in the dining room.  I would be tempted to invest in a set of electric gates for the driveway to complete, and fully enclose my own private 'oasis' called home!

As you face the house, to the left is a wide rendered archway and ornate metal gate giving access all the way down the side of the property to the back of the house.  The rear gardens have clearly been fabulous through the years.  A patio and and terraced area runs the full width of the house.  Lucky, as you'll need plenty of outside entertaining space for guests as they spill out into the garden from both sets of French doors off the Lounge and the Conservatory.  Sitting on the terrace, you are completely secluded and surrounded by greenery with pops of colourful planting.

Follow the path that runs along the side of the garden and leads you past the greenhouse, a further garden building and a substantial composite log cabin.  This building is approximately 6m x 3m, has four UPVC double glazed windows and a fully glazed front door.  It's fitted with power and light and would make an ideal home-office, studio, gym or workshop overlooking the garden.  It's fully insulated, with vinyl flooring and panelled walls.

The property has a single garage with up and over doors.  It can be accessed internally through the lobby between the kitchen and utility.  It has power and light and is fitted with a work bench and even has a fully dug in inspection pit!  The Valiant gas boiler is housed in here and the house also benefits from solar panels which generate the hot water.

Parma's total plot measures around 1/4 acre which wraps itself comfortably around the house.  Personally, I love this property.  I think it's quirky, it offers so much existing accommodation, and still has potential to remodel,  adapt, and even add more as life changes.  It has character and some charming original features, and nothing beats the feeling of pulling up on your driveway outside your front door in your own private world.
