16C Buckingham Terrace is a beautifully finished 4/5 bedroom duplex apartment, situated over the second and third floors of this stunning Victorian building.

The present owners have completely renovated the apartment to include a new kitchen, new bathrooms, new flooring, new radiators, new electrics and thorough redecoration - it is now presented in turn-key condition.

A large dining / kitchen is at the rear of the apartment with stunning views south. The newly fitted bespoke kitchen has a marble effect quartz silestone worktop over green wooden kitchen cabinets, with aged brass handles. Integrated appliances include 2 x Neff ovens (1 steam and 1 combi), full height fridge and a hotpoint dishwasher.

The kitchen island acts as a focal point with space for 4 high seats on the breakfast bar and a 4 ring induction hob with integrated ventilation. A dining area is off the kitchen, which could be used as a lounge.

A useful utility room is off the kitchen with units and worktop to match the kitchen, as well as a large sink and appliances including a full height Siemens freezer and a Samsung washing machine.

A newly installed engineered wood floor runs throughout the lower level (2nd floor) of the apartment.

The large living room is to the front of the second floor with period features including an original fireplace and ornate cornicing. The second reception room / double bedroom 5 is currently used as a large home office and is also to the front of the apartment with a large window and ornamental balcony looking over the trees directly opposite. A guest WC completes this level.

The upper level of the apartment (3rd floor) has a large principal bedroom at the front, with a dressing room featuring floor to ceiling cabinets, and a stunning en suite shower room with skylight and underfloor heated tiles.

Double bedroom 2 is also to the front of the apartment. While double bedrooms 3 and 4 are at the rear. A large family bathroom with a freestanding bath is in the middle of the upper level.

There is excellent storage throughout the apartment including attic / loft space accessed through a hatch in the 3rd floor hallway with fitted Ramsay ladder.

Residents of Buckingham Terrace can apply for access to Belgrave Crescent Gardens and Dean Gardens (subject to application and payment of a small annual fee).

Permit parking is available on Buckingham Terrace (by application to Edinburgh Council).

_______

Buckingham Terrace is one of the most desirable addresses in Edinburgh's West End.

Designed by John Chesser and built in 1876 on land bought by property developer (and Lord Provost of Edinburgh) James Steel, along with Eglinton Crescent, Buckingham Terrace was one of Steel's first exclusive developments.

The terrace forms part of the long delayed residential expansion of the city in the late 19th century to the north of the Dean Bridge. Unlike earlier phases on the New Town, the terraces of the Dean estate were exclusively of individual affluent family houses with lavish Victorian detailing. Many of these townhouses have since been subdivided into apartments.

The West End is one of Edinburgh's most sought after residential areas. Located in Edinburgh city centre, the area is characterised by its beautiful Georgian & Victorian terraces, stunning wide streets and well kept communal gardens. Excellent shopping is located in the city centre, a ten minute walk away.

16 Buckingham Terrace is in the catchment area for Flora Stevenson's Primary School or St Mary's RC Primary School and Broughton High School or St Thomas of Aquin's RC High School.

There are also excellent schools nearby including Fettes College, Edinburgh Academy, ESMS and St George's School for Girls.
