Location

Kingsdon is an historic village a couple of miles from the charming town of Somerton, thought to be King Alfred's capital of Wessex. The village comprises mainly period properties with a scattering of more contemporary houses, a superb gastropub (the renowned Kingsdon Inn), a community shop, a beautiful church, a large recreational field, an excellent wooden playground, and a thriving friendly community.

Accommodation

Nestled within a quiet, tucked away position towards the end of a no through lane, Park Cottage sits in an ideal location in this highly desirable village, with the recreational green on one side and rolling countryside to the other – providing uninterrupted panoramic views. The large garden and patio area are perfect for evenings spent enjoying the sunset over the beautiful South Somerset hills.

Dating back in part to 1690, this stunning blue lias Somerset longhouse seamlessly combines a wealth of period features with thoughtful additions to create a stylish, spacious family home with accommodation extending to 3,253 sq.ft. across the three floors. Careful consideration has gone into ensuring that each principal room within the property enjoys plenty of natural sunlight, taking advantage of the beautiful, uninterrupted views.

Outside, the landscaped mature gardens provide plenty of space and privacy, whilst there are the additional benefits of garaging, driveway parking, and two large sheds. The beautiful, handcrafted Blackdown shepherd’s hut (made bespoke and installed in 2021) and makes fantastic additional accommodation for guests with its own access and walled garden.

Upon entering the property, the Park Cottage’s character is evident - with flagstone flooring, beams, excellent decoration, oak panel and latch doors and high-quality fittings.

To the left of the entrance hall, you will find the generous and charmingly decorated sitting room, with an impressive inglenook fireplace and log burner. A dual aspect and exposed beams further enhance the appeal of this principal room.

To the right of the entrance hall, you will find the study, which is complete with underfloor heating, twin built in desks and a range of fitted storage options and shelving, as well as further access through to the drawing room. The drawing room, whilst still a generous size, offers an intimate and cosy feel, thanks to the impressive, exposed stone inglenook and original beams.

Heading through to the kitchen, you will be impressed by the recently updated farmhouse style, with cream wall and base units and granite worktops, as well as an Alpha Range oven, twin sinks, tiled flooring with under floor heating, and exposed beams and stonework. Additionally, there is plenty of space for a large dining table and French doors that open onto the terrace, as well as integrated appliances that include an additional electric hob and oven, dishwasher and wine cooler.

The utility room completes the ground floor accommodation and provides a cloakroom, WC, pantry, additional sink and laundry facilities, as well as ample further storage cupboards, with side access to the garden and driveway via a stable door.

Upon the first floor, there are two large bedrooms and a beautifully designed shower room with under floor heating, a walk-in shower, bespoke handmade vanity unit, and counter-top washbasin, as well as a further turned oak staircase which rises to the first floor.

The luxurious master bedroom offers a bright and airy dual aspect, exposed beams, a well-appointed dressing room and large ensuite bathroom comprising a double width shower, panel bath, twin ceramic washbasins and under floor heating. The second bedroom is equally generous and again boasts plenty of character and built in storage, whilst an additional staircase rises to the second floor and gives direct access into the third bedroom, providing excellent versatility and access.

The second floor offers two further double bedrooms with additional built-in storage and Velux windows overlooking the rear gardens, as well as a luxuriously appointed third bathroom with shower enclosure and underfloor heating.

Outside

Outside, the gardens have been both delightfully landscaped and carefully maintained and envelope the house on all sides. To the rear and enjoying a southerly facing aspect, there are a combination of herbaceous and floral beds, mature shrubs, and lawns, whilst immediately abutting the house is a large, paved terrace and is the perfect place for a table and chairs to enjoy the surrounding countryside views. At the bottom of the garden, the owners have purchased an additional strip of land which is ideal for further cultivation or additional space for animals if desired.

The grounds benefits from a working fruit and vegetable garden, a greenhouse and a variety of mature apple and pear trees, as well as a log store. Near to the house there is parking on a block paved driveway next to the garage, workshop/storeroom and tank room, whilst a pathway leads to the side entrance and patio area.

To the west of the garden and drive is an additional walled garden area with a small pond, mature willow tree and paved terrace and is where the luxury shepherds hut is sited. The shepherd’s hut was built and installed in 2021 and is completely self-sufficient with log burner and ensuite shower room. As this garden area benefits from its own private access and parking area, it makes a great potential holiday let or guest accommodation for visitors.

About Us Roderick Thomas is an entirely independent firm with decade of experience selling and letting residential property. The firm has offices in Bristol (Clifton), Wells, Wedmore and Castle Cary and with its networked associate office in London covers a wide geographical area. The focus is to deliver a high level of service to clients to achieve the best sale or rental possible within a set timescale. The importance of wide spread advertising and effective marketing is recognised and with each property an individual campaign is planned. Having attracted buyers the next stage is negotiation and the firm prides itself on securing an agreement on the best terms and then progressing the sale to completion.  Ongoing discussion with all parties including solicitors ensures an agreed timetable is maintained and hitches are anticipated when possible and addressed with action taken if necessary. Focusing fully on sales and letting and not being burdened with “head office” costs Roderick Thomas is able to offer highly competitive commission rates on all agency terms. These include: Sales SOLE AGENCY – one agent is instructed to sell a property and commission is paid to the agent on completion of the sale. JOINT AGENCY – two (occasionally more) agents are instructed.  They work in conjunction and share the commission on completion.  The rate is usually higher than the sole agency. MULTI AGENCY – two (or occasionally more) agents are instructed.  They work in competition and only the agent who sells receives a commission on completion.  Again this is usually at a higher rate then sole agency (but not always).
