The pretty village of Stoke Lacy lies 3 miles south of the historic town of Bromyard and is surrounded by lovely rural countryside. The village has a good community, with the popular Plough Inn public house, village hall and church. There is a community run village shop and post office at Burley Gate, 3 miles distant, as well as a popular primary school. Bromyard is famed for its festivals, including the Bromyard Gala, Nozstock Festival and the Folk Festival. The town also offers a good range of amenities, including a number of independent retail shops, cafes and pubs in the High Street, together with a doctors surgery, cottage hospital and both primary and secondary schooling. The county city of Hereford is 10 miles, Worcester 16 miles, Ledbury 15 miles, Leominster 14 miles and Malvern 13 miles.

25 Woodland View is a delightful, extremely energy efficient, detached house built in 2019 and offering lovely light accommodation throughout. The property benefits from its position at the front of the development enjoying the beautiful countryside views opposite. To the ground floor there is a welcoming entrance hall, sitting room with dual windows and west facing aspect, a generous kitchen/dining room, fitted with an extensive range of units having integrated fridge/freezer, oven with an electric hob above and sink unit. There is ample room for a dining table and chairs and plenty of cupboard storage. A useful utility area has further cupboard storage, work surface and space and plumbing for a washing machine and tumble dryer. Adjacent is the cloakroom with WC and wash basin.

To the first floor there are three bedrooms, two being double rooms, with the master having an en-suite shower room with rainfall shower. A well-appointed family bathroom serves the other rooms. The third bedroom is currently used as a dressing room, although has previously been used as a single bedroom. The landing has an airing cupboard, housing the hot water cylinder and heating controls, a further storage cupboard and loft access.

OUTSIDE The rear of the property enjoys a south/easterly facing aspect and subsequently offers a lovely sunny spot within which to enjoy the outside space. The garden is mainly lawned, with a paved patio for seating and flower border with two apple trees and a plum tree. To the front the property has a low maintenance gravelled area which offers parking for one vehicle, as well as a further two parking spaces and single detached garage to the rear.
