Approach Pine Lodge from the parks private road onto a single gravelled driveway for one vehicle. Entrance to the property is either into the lounge through the patio doors to the front, on the decking, or through the main glazed upvc side door to the side.

Upon entering through the side door you are in the hallway with quality vinyl flooring, doors to the bedrooms, bathroom, and the kitchen/lounge. There is also a central heating radiator.

The lounge/kitchen area is open plan with a breakfast bar separating the two areas. The lounge area is lovely and bright with full length windows and 2 patio doors opening to the front aspect onto a decking area which is in need of repair. There are 2 further windows to the sides. A removable fireplace sits to one side with a coal effect electric fire fitted. Two large central heating radiators.

The kitchen area is bright and welcoming with a window to the side aspect above the stainless steel sink. The kitchen also benefits from the light from the lounge windows. A breakfast bar creates the border between kitchen and lounge as well as the change from carpet in the lounge to vinyl in the kitchen. Above the breakfast bar are, two sided glazed display cabinets. The kitchen has white wall and base units with contrasting work surfaces. An inset 4 ring gas hob with electric oven under and extractor above are to the rear of the kitchen and there is space for a fridge freezer, washing machine, and dryer.

Bedroom 1 is a good double size with a large window to the rear aspect. There is a central heating radiator and built in wardrobe.

Bedroom 2 is a smaller double room with a window to the side aspect. There is also a central heating radiator and built in wardrobe.

The bathroom is well appointed with a modern white suite comprising a pedestal wash hand basin, a low level WC, and a panelled bath with a mains shower over and glass splash screen. An opaque window is to the side aspect and there is also a good sized storage cupboard.

To the outside is a front decking area which will require some repair. To the side is the parking area which is gravelled and has shrubs and bushes to the sides. Further back is a secluded little garden with many shrubs and bushes and extends around to the rear aspect.

All in all this is an attractive little residential unit on a respected, quiet park on the outskirts of the little village of St Teath in Cornwall. Yes, the unit is in need of some repair, but to the right person this is a wonderful opportunity to own either a quiet retirement home, or possibly a lucrative holiday let.
