12 THE MEWS BATH ROAD, CATHEDRAL CITY OF WELLS, BA5 2DW

The Mews is in a good residential area with sensitive low maintenance landscaping and a private access road.

These unique properties are designed over 3 floors and combine outstanding modern architecture with an array of environmentally efficient technologies and No. 12 benefits from underfloor heating by gas central heating together with PV panels.

The interiors lend themselves to relaxed open plan living in stylish and spacious accommodation. Stainless steel hand rails compliment the oak staircases, oak floors and oak skirtings which enhance the light contemporary open plan character.

The front door opens into a reception hall area with the staircase and a cloakroom with a basin, w/c and fitted cupboards. The remainder of the ground floor is a wonderful large open plan kitchen, living room and dining area with bi folding doors opening to a courtyard terrace

The kitchen area is very well equipped and fitted with a generous number of cupboard and drawer units, granite work surfaces, two bowl sink unit and various appliances. These include a cooker hob, extractor, single oven and microwave oven, integral fridge, freezer and dishwasher, washing machine and tumble dryer. Beyond the kitchen the room opens to the living and dining room with plenty of space for sofas and a dining table. Also off this room is a small store room.

The staircase rises to the first floor landing and to a lovely sitting room with large windows making this a fabulous light and airy room; this works equally well as a 3rd bedroom.

Also on the first floor are a double bedroom with fitted wardrobes and a bathroom with tiled floor and walls, a bath with a shower above, hand basin, w/c and fitted cupboards.

A carpeted staircase rises to a second floor and the master bedroom with oak flooring, velux windows. Beyond is the en suite shower room with floor and wall tiling, hand basin, w/c and a corner shower. There is also a small dressing room on this floor.

Outside

At the end of the living room bi folding doors open to a private paved and gravelled courtyard terrace.

The properties in the Mews have allocated parking.

About the area

Wells is the smallest city in England (population about 11,000) lying in beautiful countryside between the Somerset Levels and the Mendip Hills – an Area of Outstanding Natural Beauty. Wells medieval centre has local markets twice a week, good restaurants, a thriving high street and many important ancient buildings, including the Cathedral and moated Bishops Palace and gardens. There are four major supermarkets on the edge of the city. Wells Leisure Centre has the usual facilities of gym and swimming pool to add to Wells Rugby Club, Tennis club, Bowling club and Golf course. Throughout the year Wells hosts festivals for Music, Literature, Art and Food, and has twinned links with Burgundy, the Rhineland and Northern Italy. There are many societies and clubs for those who would like to join a diverse social community.

The major towns of the area, Bristol, Bath, Taunton and Yeovil are all within commuting distance. There are excellent state & independent schools in the area which include several good primary schools, Wells Blue School, Strode College, Wells Cathedral School, Downside, All Hallows and Millfield .

Wells is a transport hub for bus services, including daily services to London. Main line trains run from Castle Cary and Bristol International Airport is 35 minutes drive away.

About Us Roderick Thomas is an entirely independent firm with decade of experience selling and letting residential property. The firm has offices in Bristol (Clifton), Wells, Wedmore and Castle Cary and with its networked associate office in London covers a wide geographical area. The focus is to deliver a high level of service to clients to achieve the best sale or rental possible within a set timescale. The importance of wide spread advertising and effective marketing is recognised and with each property an individual campaign is planned. Having attracted buyers the next stage is negotiation and the firm prides itself on securing an agreement on the best terms and then progressing the sale to completion.  Ongoing discussion with all parties including solicitors ensures an agreed timetable is maintained and hitches are anticipated when possible and addressed with action taken if necessary. Focusing fully on sales and letting and not being burdened with “head office” costs Roderick Thomas is able to offer highly competitive commission rates on all agency terms. These include: Sales SOLE AGENCY – one agent is instructed to sell a property and commission is paid to the agent on completion of the sale. JOINT AGENCY – two (occasionally more) agents are instructed.  They work in conjunction and share the commission on completion.  The rate is usually higher than the sole agency. MULTI AGENCY – two (or occasionally more) agents are instructed.  They work in competition and only the agent who sells receives a commission on completion.  Again this is usually at a higher rate then sole agency (but not always). All prospective sellers are invited to contact Roderick Thomas to discuss the sale of any property.
