Three-bedroom Semi-Detached House, by John Lawrence, built in the 1970s, and located in the South Westerton district - a quiet yet particularly handy location for Westerton Primary School and Westerton railway station. Very smartly presented and clearly a very well cared for home.

• Hall
• Lounge/Dining Room
• Kitchen
• 3 Bedrooms (two doubles, one single)
• Bathroom
• uPVC double glazing and soffits/fascias
• Gas central heating (combination boiler)
• Garage

Orchy Crescent is one of only three addresses in South Westerton with Orchy Crescent being the preferred location. Within it, this property along with only seven others co-own a corridor of grass, planted with trees, in front of the houses that separates them from the rest of those in the crescent, setting them all well back from the road and providing an added element of privacy. The house has a fine sized garden, very nicely arranged/landscaped at the rear, from which there is a super rearwards view (northerly) beyond Bearsden towards the Kilpatrick Hills and those above Craigton, Douglas Muir.
As clients will clearly see from our photography the subjects are immaculately presented, a cool white palette making for a bright and modern living environment. The smart contemporary styled kitchen was refaced/upgraded in 2020. The bathroom has a white Edwardian style suite with an electric shower set over the bath. All windows, and external doors, are double glazed and framed in white uPVC. The roofline fascias and soffits have been replaced also in low maintenance uPVC. Central heating is mains gas, the boiler was renewed about six years ago with a Vaillant ecoFITpure combination boiler.

Ground Floor
• Entrance Porch area and Hall. Hall cupboard.
• Lounge/Dining Room - an open-plan room with the lounge having a large, picture style, window to the front. The dining area has a rear window providing the first glimpse of the fine view at the rear.
• Kitchen - units are in white high-gloss with walnut style laminate work surfaces. On the main wall are four diffused glass eye-level cabinets and on the opposite wall two feature “box cabinets”. Appliances include - cooker with gas hobs, cooker hood, concealed washing machine, concealed tumble dryer, and a freestanding fridge-freezer.
First Floor
• The stair ascends to the first-floor landing which has a cupboard housing the boiler. Hatch to attic which is part floored and has loft ladder for access.
• Bedroom 1 - this has a wide window to the front. Run of wardrobes along one wall with sliding mirrored doors.
• Bedroom 2 - another double bedroom. Fitted IKEA wardrobes along one wall. The rear facing window provides the best of the distant views.
• Bedroom 3 - single bedroom used as a dressing room. Front facing window.
• Bathroom – three-piece white suite with the electric shower over the bath. All tiled.

Outside
The front garden has a lawn with front hedge. The lawn is edged with chunky wooden sleepers which also makes for a flower/light bed in front of the house. Slab path and a long slab driveway leading, via gates, to the detached single garage which was re-roofed about seven years ago. The rear garden has three distinct patio/deck areas ensuring sunny entertaining spots at any time of the day. An area of grass divides the top patio from the two bottom patios. All enclosed by fences, hedge, and the gate. To the back of the garage is a garden shed.
Situation
South Westerton is on the very southerly fringe of Bearsden and on the north bank of the Forth and Clyde canal. Vehicle access has only one access/egress road via Morraine Avenue, off Blairdardie Road. This ensures a relatively quiet traffic environment essentially for use of owners and their visitors. At the end of Almond Road, a short footpath takes you to Westerton railway station with its regular services to the West End and City Centre. At Westerton is the primary school catchment (the excellent Westerton Primary) with secondary provision at Boclair Academy and its new £42 million premises. Westerton has a Tennis Club, a library, and a handy general store. Road links via the A82 Great Western Road are easy to connect to the city, the West End, and westbound to the Erskine Bridge.
