Rooms
Lounge 1.25m x 3.29m (4ft 1in x 10ft 9in) Rectangular
This is a well proportioned room with a large picture window overlooking the front lawn. Opposite this window is an eye catching feature fireplace containing a very convincing living flame effect electric fire which gives a homely and welcoming atmosphere, as the evenings draw in.
Bedroom 1 3.05m x 3.66m (10ft x 12ft) Rectangular
Moving further down the hall, on our left we find the first of the bedrooms; a comfortably sized double room with the added bonus of two sets of fitted wardrobes which put paid to any prospective anxieties about storage
Shower room 1.68m x 1.68m (5ft 6in x 5ft 6in) Square
Past this bedroom, the hall takes a left turn and here we find the stylishly appointed bathroom or if we are being pedantic, shower room. In here is a corner mounted shower cubicle with curved sliding access doors and vanity wash hand basin with storage cupboards beneath. The whole room is heated by a stainless steel towel rail/radiator while the more observant among you will notice that there is no lavatory - at least not here
Toilet 1.68m x 0.76m (5ft 6in x 2ft 6in) Rectangular
In a style that was common in the 50s and early 60s the toilet is found in its own small room adjacent and while feeling a little odd initially, works surprisingly well, thus alleviating congestion during the morning rush as people prepare for work. It could easily be incorporated into the main bathroom by using a builder who knows what they are doing.
Bedroom 2 3.05m x 3.69m (10ft x 12ft 1in) rectangular
At the far end of the hall lies the second bedroom. Not noticeably smaller than its counterpart, this also has the benefit of a complete wall of fitted wardrobes which leaves ample space for the double bed and its twin bedside cabinets and a large formal chest of drawers.
Bedroom 3/Snug/Dining Room 2.99m x 2.87m (9ft 9in x 9ft 4in) Square
Moving back up the hall we come to the room that provides the home with much of its versatility being either a third bedroom, a formal dining room, a secondary lounge, or a separate TV room for those trying to hide away from having The Great British Bake Off forced upon them. It is admirably suited to any of these disparate roles, being a perfectly adequate double bedroom with two separate fitted cu[boards catering for storage needs.
Kitchen 3.05m x 3.17m (10ft x 10ft 4in) Square
The final door off the hallway reveals the kitchen / breakfast room which, while not enormous, nevertheless remains spacious enough for a usable dining table to tuck in against the inner wall. A comprehensive range of fitted units form an 'L' shape around two of the walls, with a free standing electric cooker at the end bedside the back door and a void for an automatic washing machine adjacent to the sink unit. All the units appear in excellent order, with the wooden work tops making a pleasing contrast with the ceramic floor tiles.
A small cupboard beside the back door is handy for all the household detritus we all have, which has to go somewhere out of the way, while still remaining accessible. It also houses the gas combi central heating boiler.
Driveway and Gardens
Stepping out of the back door puts us on the driveway at the side of the home. A flagged pathway runs along the side of the detached garage before widening out into a patio area running the full width of the home before continuing round the far side of the building into a delightfully sheltered section...and this is the ideal spot in which to relax.
The remainder of the surprisingly large garden is given over to a lawn, bisected by a further flagged pathway which leads to another pleasant patio section in one of the far corners. This enables the more dedicated sun worshippers to move around during the day, so their tans need never fully fade. Haha, who am I kidding, winter will be here soon enough...but it will still be there next year!
