A late 19th century three/four bedroom detached house on a plot of around 0.45 acres on the edge of the hamlet of Darley Hall. The property was formerly The Fox pub and dates from around 1880. The ground floor has an entrance hall, a sitting room with a fireplace and an opening to the dining room, a study/bedroom 4, a garden room, a cloakroom, and a kitchen with adjoining utility room. A cellar on the lower ground floor is dry and has an access to the front. The first floor has three bedrooms and a bathroom. The principal bedroom has an en suite shower room and a door to a roof terrace which has a glass balustrade and views over open countryside towards the airport in the distance.

Outbuildings include sheds and a garage and there is also a covered seating area at the side of the house. A low brick wall with railings on the front border has electric gates to the parking area. There is a private garden on the left of the house, and a lawned area beyond the parking.

Rooms

Ground Floor
The sitting room has a window to the front with shutters and a brick built open fireplace. Wood flooring continues into the adjoining dining room which also has a window to the front. The triple aspect garden room has skylight window and far reaching countryside views. The kitchen has hand painted units and a central island and there is additional storage in the separate utility room. The study is accessed from the sitting room and has views over the garden.

First Floor
On the first floor, the principal bedroom has a window to the front and a glazed door to the roof terrace. Both the other bedrooms also overlook the front of the property. Both have built-in wardrobes and one is currently used as a dressing room. The principal bedroom has an en suite shower room and the other bedrooms share a main bathroom which has a bath with shower over, a WC, and two washbasins.

Situation and schooling
Darley Hall is a Hertfordshire hamlet of just 13 houses. The larger village of Breachwood Green is just over a mile away and has a primary school and sports field and recreation ground. It is a popular walking area being on the edge of the Chiltern Hills. For secondary school education the children mostly go into the Hitchin Schools.
