Features and description

  • EPC Rating = E
Substantial family home of over 4300 sq ft with flexible accommodation, established gardens totalling about 1.6 acres and a large workshop/garage.

Description

Built in 2006, Butcombe was built with the setting and flexibility in mind. The house sits beautifully within its grounds and via a relatively private drive which is only shared by a handful of properties.

On approach, the gated drive sets the tone for things to come with an extensive parking area and an inviting path leading to the front door. Inside, the entrance hall is perfect for welcoming guests and leads nicely into the sociable kitchen/breakfast room which is clearly the heart of the home. The kitchen is centred around a generous island and Rayburn with further wall, base and drawer units. There is ample space for a breakfast table where there are delightful views out over the front garden. To the left of the entrance hall is the triple aspect sitting room with a feature fireplace and a wonderful outlook. The sun room is of particular interest which captures the lovely rural outlook alongside access to the garden and kitchen/breakfast room. Further accommodation on the ground floor includes a cloakroom with corner shower.

The lower ground floor offers a great deal of flexibility and could be presented as a self contained unit if preferred (subject to necessary planning consents). There is a reception room, utility with access to outside, double bedroom with en suite bathroom. The first floor enjoys the principal bedroom with dressing room and en suite. There are two further bedrooms both with en suite shower rooms. Stairs rise to the second floor there there is a study and eves storage.

Gardens and Grounds
Outside is delightful and a particular feature to Butcombe. There is an extensive garage and workshop totalling 1280 sq ft with electric garage doors. the current owners have created a pretty wild meadow with paths meandering through alongside a substantial chicken/duck area. The gardens immediately around the property are mostly laid to lawn with numerous established plants and shrubs, a pond and decking area. A particular interest are the wonderful established trees along the boundary and the far reaching distant views which can be captured from the house and gardens.

Location

Butcombe is situated in a peaceful rural location about 2 miles from Morchard Bishop, a thriving traditional Devon village midway between Dartmoor and Exmoor. The area is beautiful with unspoilt countryside with steep valleys, mature woodland, scattered villages and farmsteads. This lightly populated and little changed part of Devon offers a more tranquil environment than busier areas and is subject to less pressure from change.

Situated almost in the centre of Devon, it is ideally positioned to explore all that the region has to offer. The market towns of Tiverton and Crediton offer a wider range of amenities, including senior schools, banks, leisure centres, supermarkets, and shops. The Cathedral City of Exeter is approximately 14 miles to the south. Exeter is a thriving city, which boasts The Princesshay Shopping Centre, Guildhall Food Halls, a John Lewis Department store as well as an extensive selection of independent shops and eateries, theatres, an award winning museum and a world class University.

At Tiverton there is a dual carriageway (A361) to the M5 Motorway at Junction 27 near to which is Tiverton Parkway Railway Station with mainline services to London Paddington.

Exmoor National Park to the north and Dartmoor National Park to the south are both renowned for their spectacular scenery and excellent walking, riding and fishing whilst the North Devon coast with its dramatic rugged coastline and sandy beaches. Both Bristol and Exeter airports are also within easy reach.
