Neat and characterful two bedroom flat within a handsome Victorian semi, with its own front door, a Freehold share, a generous shared garden, and off-street parking. The location is a quiet and notably leafy residential street.

Walk to Honor Oak Park Station in 14 minutes (or Catford and Catford Bridge in 15). And bus links are great from the South Circular.

Your front door is to the side of the building. Once in, turn right and down a couple of steps for your delightful west-facing reception room, of over 17 feet by nearly 11 feet. This is open-plan to the fitted kitchen with window to garden views. Stripped floors impress underfoot.

To the left of the hall you have your first bedroom, which doubles well as a home office. Then next door is the bathroom which has a traditional suite and over-bath shower.

At the foot of the hall you’ve got your second bedroom, with custom-made storage and window to more garden vistas.

Honor Oak Park Station is a short walk and serves up regular (three stops to London Bridge) and Overground services.

Your local high street has handy shops, alomgside nice cafes and eateries. We particularly like Honor Oak Provender (the classy fresh loaves and house-made quiche are our favourites), Two Spoons (for brunch, coffee and such), and Miss Margherita (for yummy pizzas) in a former bank building.

Other local delights include Nonna Maria restaurant, Marchetti (which used to be a coffee van on Blythe Hill) cafe on Stanstead Road, and the Blythe Hill local market; this takes place on the first weekend of each month over Spring/Summer.

This is a particularly leafy spot to lay your hat. Local green spaces include Blythe Hill Fields, One Tree Hill, Horniman Gardens, Peckham Rye Park and Common, Ladywell Fields and Hilly Fields.

Other local town centres include Catford, Forest Hill, Sydenham, East Dulwich, Crofton Park and Brockley.

I have been working in the property industry since 2001, primarily in the South London area, and I know what it takes to provide a tailored, personal service that cuts the stress and timewasting for both vendors and buyers alike. I consider myself a South East London expert. I have lived in the area since 1996 and know it like the back of my hand. If you have any queries about what’s it’s actually like to live here, I am happy to answer them.
